The Operations Manager in Life Sciences will be both a strategic and tactical position to assist in the management and operation and maintenance of the properties as directed by the client and in accordance with the standards and procedures of JLL. Our goal is to provide our clients with the highest level of client service available.

Essential Duties:

Customer Relationships (Client)

Proactively develop and manage positive client partnership through due diligence and concise communications and ensuring that expected service levels are achieved. Develop strong partnership with client through trust, actions and resultsComply with all regulatory requirements of the Client contract and meet or exceed Key Performance Indicators. Deliver an exceptional quality of service to the client, as reflected by client feedback. 

Leadership/Staff Management (People)

Actively support a proactive environment of teamwork, co-operation, performance excellence and personal success. Act as an ambassador for JLL by behaving consistently with cultural and ethical requirements and participating in company activities.Develop the team’s existing skills and add new competencies to enhance service and drive opportunities for more self-performance Participate in the individual performance management program, and personal development planning process. Drive and promote safety culture within portfolio including client, subcontractors, suppliers and visitors

Service Delivery (Growth)

Primary responsibility is to manage the efficient operations and maintenance of facility hard services, which include but not limited to electrical/instrumentation, utilities, mechanical, building, and fire life safety equipment and systems.Responsible of critical utilities operations and facilities services by ensuring adherence to regulatory compliance requirements and site operating procedures.Responsible for the review and approval of quality compliance deviation and investigation documentation. This includes thorough evaluation of the root cause analysis of the issue, develop corrective actions and preventive actions plans, plus on-time completion as required by site operating procedures.Liaising with the EHS team and assist with any technical issues arising from an incident, near miss, good catch, investigation or other circumstances which require a hard services subject matter expert.Establish relationships with site leads, area and regional FM managers, business partners such as EHS leads, finance, procurement, CoE to establish trust and credibility in the delivery of IFM services.Managing on site teams including allocating resource, delegating workload, ensuring adherence to regulatory and statutory compliance regulations according to state and local building codes as well as site specific SOP and guidelines.Review and action all outstanding SLA gaps to drive innovation programs and processes that reduce short and long term operating costs and increase productivity and results.Follow all Company mandated change-control procedures as they relate to GxP and EH&S requirements.Developing, implementing and maintaining JLLs practices across all engineering disciplines to meet client and authority having jurisdiction (AHJ) compliance requirements.Assist in the development and completion of JLL Operational Compliance Program (OCP), and any other JLL corporate programs, as required.Accountable for hard services vendor management and procurement compliance, including life cycle asset maintenance and ensure all critical equipment vendor PM's are completed as per schedule.Manage subcontractors and suppliers to deliver goods and services against contracts and expectationsAssist in negotiating service contracts under the direction of the Site leadership.Successful financial performance of hard services operating budgets of the client account, also identify cost savings opportunities within the maintenance program while summarizing and forecasting or unforeseen expenditures, and maintaining 100% asset uptime throughout the year.Identify opportunities for improved operation to drive efficiencies (process and cost) and make recommendations to the Site Leadership for considerationAssist in reviewing and approving all payables through purchasing system and MRO stockroom operations.Evaluate in conjunction with Reliability Engineer and System Owners the existing preventive maintenance scheduling intervals and work to maintain, update and improve the operational efficiency of the CMMS system.Monitor and review WO metrics and preventive maintenance programs.  Understands the engineering design and operational aspects of building systems and equipment and ensure building systems are maintained to an industry reliably and efficient state.Interface with Engineering Project and Services Management on infrastructure activities such as site renovation, grey area and capital projects.Support Business Continuity Planning. Report and align with client, plus drive mitigation as required.

Qualifications:

BA/BS in Engineering, related discipline or equivalent facilities experience and training.Have a minimum of seven (7) years of technical experience in all aspects of building engineering with a strong background in technical aspects of utilities, reliability, HVAC, plumbing, electrical, repair and maintenance and overall system design and applications. Have a minimum of five (5) years of experience in Pharma, Biotech or similar life science sector that are governed in GMP regulations, systems and processes.Extensive building systems and maintenance best practices programs knowledge, preferably with CMMS, BMS, Instrumentation and Automation.Client service-oriented attitudeBusiness acumen including financial planning and analysis must be able to manage within budget and time constraints.Leverage Technology to maintain and enhance maintenance while driving cost savings.Excellent verbal and written communication skillsStrong organizational and prioritization skillsAdvanced computer and office software skills

Estimated total compensation for this position:

185,000.00 – 250,000.00 USD per year

The total compensation range is an estimate and not guaranteed. An employment offer is based on an applicant's education, experience, skills, abilities, geographic location, internal equity and alignment with market data .
