Hours: Full time, 40 hours per week
Job Objective
To promote the mission and values of the Greene County Public Library by ensuring the effective operation and maintenance of all library facilities and grounds. To carry out objectives and goals of the strategic plan to better serve the community. Oversees and directly performs all maintenance, janitorial, and delivery operations duties. Assists in procuring vendor estimates and contracts, ensures compliance with legal and regulatory standards, and implements plans to enhance efficiency and safety throughout the library system. Manages the work of the maintenance staff.
Requirements
Essential Job Functions
+ Supervises janitorial, maintenance, and delivery operations across all library locations and administration.
+ Regularly performs all janitorial, maintenance and delivery tasks on a daily basis.
+ Utilizes facilities management and other software to manage tasks such as work orders, preventative maintenance, compliance, and inventory.
+ Serves as a liaison between the library and local jurisdictions for building and grounds maintenance.
+ Assists in negotiating and evaluating vendor service contracts to ensure cost-effectiveness and quality standards; works with vendors and inspectors to ensure compliance and operational excellence.
+ Assists in developing and implementing plans to improve the efficiency, safety, and effectiveness of library operations while maintaining a high standard of service for patrons.
+ Monitors and controls departmental expenditures to align with the library’s budget.
+ Interviews and trains new employees; Supervises and assists in the evaluation of their performance; trains and assigns tasksto subordinates; Conducts staff meetings to transmit information about policies and procedures.
+ Administers operations in accordance with legal and regulatory requirements, including OSHA, ADA, and all federal and state environmental standards.
+ Keeps abreast of current developments, industry trends, legal requirements, and best practices through attendance and participation in conferences and workshops and through programs of continuing education, professional reading, and participation in professional groups.
+ Regularly communicates with library leadership to provide updates on maintenance, cleaning, delivery, and vehicle operations. Keeps abreast of information by regularly reading email, minutes, the staff website and by attending staff meetings.
+ Performs other related duties as assigned by the Operations Coordinator to support the library’s mission and operational goals.
+ Maintains regular, predictable attendance.
Skills, Knowledge and Abilities
+ Experience and ability to execute facility maintenance tasks, including basic carpentry, plumbing, heating, electrical, security systems, mechanical, and painting work.
+ Demonstrates knowledge of building operation utilities such as water, gas, electricity, and HVAC systems. Proactively identifies and resolves facility and operational issues in a timely manner.
+ Familiarity with preventative maintenance techniques and the ability to troubleshoot common building issues.
+ Demonstrates knowledge of legal requirements and safety regulations, including OSHA, ADA, and environmental standards; adheres to all safety protocols to ensure a secure environment for staff and patrons.
+ Proficient in using facilities management software or related tools for tracking tasks, inventory, and compliance.
+ Ability to communicate clearly and effectively, including listening, understanding, speaking, and writing. Maintains good relations with the public, vendors, and staff, demonstrating tact, courtesy, and professionalism.
+ Capability to work both indoors and outdoors in varying conditions as needed for maintenance activities.
+ Ability to handle routine problems effectively and make sound decisions under the guidance of the Operations Coordinator.
+ Possesses strong organizational skills to manage multiple tasks, projects, and priorities simultaneously.
+ Demonstrates ability to supervise, train, and motivate a team while fostering a collaborative work environment.
Qualifications
+ Bachelor’s degree in Operations Management, Facilities Management or related field or equivalent experience and education required.
+ A minimum of five (5) years of hands-on experience in maintenance, construction, or a related field.
+ Supervisory experience preferred.
+ Must possess a valid Ohio Driver's License and meet requirements for driver insurability, as verified through the Library’s Insurance Company. Ability to operate Library-owned vehicle, ¾ ton van safely, and operate personal car if needed.
+ Must be able to attend and successfully complete a defensive driving training course.
Environmental Conditions
+ Must be able to move items related to maintenance. This includes delivery of supplies, furniture, books, and delivery bins. Items could weigh up to 100 lbs. Will be bending, stooping, reaching, and working on 15-foot ladders.
+ Employee may be scheduled and/or on-call to work evening and weekend hours, including Sundays; schedules may be altered depending on the needs of the library.
