Operations Manager Critical Environment

Responsible for the day to day engineering activities as well as administrative and strategic support for corporate properties. Must poses a strong ability to act independently and make critical decisions as required. Candidate will achieve successful results by administering critical engineering support services on a corporate level and provide assistance to internal customers. This position is required to manage and support all critical engineering and environmental support functions including all mission critical and data center operations, 24/7 staffing support and emergency response functions, environmental compliance, and risk assessment, as well as general MEP support for office building environment. A strong background in team building, employee management is required.


Duties and responsibilities

· Understand the budgeting process as it related to financial management and annual planning. Verify and approve invoices related to services delivered to the assigned property. Ensure all facilities are operated and maintained in a cost effective manner and within approved budget constraints.· On call 24/7/365 for afterhours support and emergency response· Manages the work approval process in Remedy to track all work within the critical environment including daily work, preventative maintenance, and capital projects.· Manages and supervises personnel including hiring, promotions, recognition, discipline, and performance management.· Management of all equipment servicing standards, data center operational standards, and the development and presentation of site specific capacity management and strategic planning reporting functions· Develop effective relationships with third party contractors / consultants that have been engaged for the purposes of delivering services and support of JLL plant Engineering.· Interact at a high level with mechanical, electrical, structural, and other professional engineers.· Develop, manage, and implement preventative maintenance (PM) programs for all critical and non-critical operation to include water treatment, plumbing, electrical, and HVAC· Assist in the development of specifications for work generally outsourced to third party vendors.· Familiar with advanced plant operations and/or repairs for a wide variety of support systems including HVAC, pneumatic/DDC controls, and electrical plant operation.· Support Critical Sr. Operations Manager as required with high level engineering management tasks and activities.· Maintain a training program for critical sites team· Support the standardization of processes across the Critical Level Sites. Develop MOP’s, SOP’s, EOP’s in conjunction with the JLL standards and protocols to provide a consistent program across all sites.· Establishes process performance metrics, tracking, analyzing, and reporting performance in terms of quality, safety, cost, and customer satisfaction. Takes corrective action to bring about required change and ensure contract requirements have been executed at a level above the specified standard.

Competencies

· Possess strong knowledge of construction practices and equipment installations· Possess a thorough knowledge of mechanical, electrical, BAS and fire life safety systems· Possess a good understanding of real estate practices including, but not limited to surveys, and environmental assessments.· Thorough understanding of all engineering practices including, but not limited to design specifications, highly analytical reports, technical manuals.· Thorough knowledge in all areas of engineering to insure that all strategic and contingency planning processes meet standards· Ability to utilize advanced PC software including word processing, spreadsheets, and presentation programs· Ability to communicate and keep Sr. Facilities Manager and Regional Operations Manager updated and informed with the intent to communicate with the client’s leadership team

Requirements

· Bachelor’s degree or equivalent field experience· Five or more years experience in critical facility operations· Must be a team player, committed to working in a team environment.· Demonstrate leadership abilities

Expectations

The candidate is responsible for the management and support of all activities related to the engineering group and their critical support functions. They are responsible for insuring the timely and consistent delivery of all day to day services to maintain consistent and quality operations. They also must possess a strong knowledge of all engineering management processes and will work within those processes. They must possess through knowledge and understanding of the policies and procedures for corporate properties and engineering.
