Part Time onsite Maintenance position for HOA community in Granbury, TX
\n\nThe Maintenance Technician is responsible for the maintenance duties of Associations involving mostly exterior carpentry, painting, plumbing repairs, electrical repairs and minor roofing repairs in addition to other exterior responsibilities to guarantee that the communities we manage are properly and safely maintained.
\n RequirementsEssential Duties and Responsibilities
\n\nPerform routine preventive maintenance to ensure that building systems operate efficiently and that the physical condition of buildings do not deteriorate.\nPerform maintenance tasks such as carpentry, painting, plumbing and electrical repairs to ensure that the building is properly maintained.\nClean and repair building fixtures including lights, locks, windows, doors, screens, walls, floors, gutters and drains.\nOperate and perform routine maintenance and repairs on systems & equipment as needed.\nOther duties as assigned.\n\nKnowledge and Skills
\n\nMust be able to communicate effectively with internal and external customers and clients\nKnowledge of general maintenance requirements, (documentation, safety, required reporting, regulations, etc.)\nKnowledge of electrical and plumbing codes and maintenance requirements, (documentation, safety, required reporting, regulations, etc.)\nKnowledge of OSHA worksite and personal safety requirements.\nKnowledge of State or local governmental safety requirements.\nProfessional communication skills (phone, interpersonal, written, verbal, etc.).\nProfessional customer service skills.\nInterpretation and completion of verbal and/or written instructions at a proficient level.\nKnowledge of company policies, procedures and forms.\nTime management and time critical prioritization skills.\nSelf-motivated, proactive, detail oriented and a team player.\nAbility to safely operate, climb and perform work on ladders (1-2 stories) – 24-28ft.\nAbility to operate smartphone & email (day-to-day operations, basic communication/monthly expense reports)\nMust be able to operate a vehicle from one location to another (do they sign anything?)\nMust be able to lift and carry up to 20 pounds on a frequent basis.\nMust be able to sit, stand, bend, pull/push, grasp, twist, reach above shoulder, walk, stoop, kneel and climb.\nMust be able to use hands and fingers to input data to information system; and talk or hear in order to gather and provide information on departmental processes.\nMay be required to provide own basic tools (power drill, power saw, screwdrivers, level, hammer, etc.)\n\nEducation and Experience
\n\nHigh School Diploma or GED Required\n3 -- 5 years of directly related or closely related experience\nCPO certified or willing to obtain within 90 days of starting\n\nWorking Conditions:
\n\nTypical outside work environment year-round (frequent standing, walking, lifting and/or operating powered equipment using proper safety techniques or tools), exposure to elements like rain, heat or cold.\nOvertime may-be required (on-call rotation)\n\n\n#LI-KK2
