Job Summary

The Portfolio Analyst will focus on portfolio/asset management support and managing performance for the Waterton multi-family portfolio. This role will assist the portfolio management team by providing analytical and reporting support related to property and portfolio performance, appraisal and valuations, hold sell analyses, investor and management reporting & analyses for Waterton’s multi-family portfolio. In addition, this person will assist in the administration of the lender requests, property dispositions, real estate tax consultant & retail commercial space programs. Responsible for supporting the portfolio management team in the execution of asset business plan strategies and fund/account compliance.

Management:

Complete financial analyses, including cash flow projections and returns, for utilization in internal and external reporting. Run property and portfolio level sensitivities to assist Portfolio Management Team in business decisions. Preparation of internal valuations in conformity with Waterton policies and procedures, investor operating agreements and requirements and industry standards; ensure proper internal documentation is retained.    Assist in the review of third-party appraisal reports. Assist with and review compliance of property and debt business plans and identify opportunities and issues of the subject property in comparison to its comparable property set. Work with asset managers and real estate tax consultants on analyses pertaining to tax assessments and appeals. Evaluate property and debt portfolio compliance with investor and venture operating agreements and guidelines, management agreements, property purchase agreements and loan documentation. Assist in managing lender obligations (i.e., required capital projects, loan covenants, draws and casualty claims) and implementing the terms of any joint venture agreements.

Financial Analysis:

Prepare hold/sell analysis and quarterly asset internal valuations in an efficient and timely manner. Prepare and update investor and consultant deliverables related to Hold/Sell, on-going performance returns and valuation content. Prepare and track portfolio operating metrics comparing to business plan budget, acquisition pro forma, effective rent and capital renovation goals and return on costs, identify trends, monitor success and identify areas for improvement. Review Fund/Account investor reports, financial statements and notes, operating results and performance metrics, including IRRs, equity multiples, cash returns and time-weighted returns. In accordance with fund requirements, prepare portfolio level analyses and variance reports. Review and update fund and joint venture cash flows, distributions and IRR projections and review returns and other analytics. Work with Capital Market team and prepare analysis to assess merits of refinancing on assets. Review cash management activity proposed by accounting team in relations to capital calls and distributions.

Market Analysis:

Analyze market research in order to understand the position of assets and debt collateral in the portfolio as to its respective market from a leasing and investment perspective and underlying factors, which may influence it such as governmental initiatives, public infrastructure, employment and education bases, rental comps, etc. As needed, work with Research to gather market level information. Work with the Portfolio Manager to develop hold sell strategies for each of the assets in a portfolio to ensure it supports the acquisition and account/fund objectives. Be apprised of major economic conditions and developments specifically affecting the multi-family industry.

Investor Relations:

Assist in preparing Portfolio Management deliverables within the investor reporting process (annual business plans, quarterly investor reports, and investor meeting material) in an efficient and timely manner. Continue to support investor initiatives by responding to ad hoc investor and lender requests in a timely and quality manner.

Other:

Perform all reasonable duties as assigned. Participate in the development and execution of department and/or company initiatives as appropriate, such as ESG efforts. Assist in the development of business intelligence and portfolio management reporting tools, and system and process improvements.

 

 What You’ll Bring- Desired Skills and Experience

Bachelor's degree, preferably in Business, Real Estate, Finance, or other relevant field. MBA or other real estate certifications are a plus.  2-3+ years of related finance, real estate, and portfolio and/or asset management experience.  Experience in a multi-family environment preferred.  Strong knowledge of valuation modeling and theory; Argus and/or fund modeling experience a plus.  Familiarity with budget and accounting software applications such as Vena or Yardi a plus.  Travel may be required up to 10%.
