Compensation Overview

The annual base salary range provided for this position is a nationwide market range and represents a broad range of salaries for this role across the country. The actual salary for this position will be determined by a number of factors, including the scope, complexity and location of the role; the skills, education, training, credentials and experience of the candidate; and other conditions of employment. As part of our comprehensive compensation and benefits program, employees are also eligible for performance-based cash incentive awards.

What Is the Opportunity?Travelers is seeking a Portfolio Management Analyst to play a key role on the portfolio management team. Travelers' real estate investment portfolio consists of $3.5 billion of assets under management. It is spread across all major institutional property types and consists of direct investments that Travelers asset manages itself, and indirect investment where Travelers is a limited partner. Travelers invests in opportunities ranging from core to opportunistic risk profiles.

As a Real Estate Portfolio Management Analyst, you will support the Vice President of Portfolio Management, Portfolio Manager, and others to manage the acquisition/disposition process related to direct assets, the sourcing/closing of limited partner commitments, and the valuation and monitoring of assets and investments in the portfolio. In this role you will be responsible for providing financial, qualitative, and quantitative analytical support. The analyst will report directly to the Vice President of Portfolio Management.What Will You Do?Prepare weekly investment pipeline reports for both direct assets and limited partner commitments.Assemble and modify discounted cash flow models for potential acquisitions/dispositions, utilizing Net Present Value, Discounted Cash Flow, and Internal Rate of Return analysis techniques. Argus enterprise will be used to project property cash flows. Run various underwriting scenarios to sensitize return/performance metrics.Assist with due diligence (physical and/or financial) of new direct investments and limited partnership commitments.Organize historical and projected property level financial data such as revenue, expenses, net income, capital expenses, and cash flow. Organize historical and projected property level metrics such as occupancy and rents (existing versus market rents).Maintenance and development of existing and future Excel underwriting models.Audit rent rolls and financial assumptions in external appraisals. Record key metrics from external appraisals.Update Argus Enterprise models (monthly) with new lease information. Prepare quarterly performance reports using the appropriate industry methodology and reporting format (National Council of Real Estate Investment Fiduciaries.Support asset management in lease analysis via NPV, DCF, IRR, and net effective valuation techniques.Support portfolio management team in research activities related to city/neighborhood economic data and property market fundamentals (inventory, vacancy, absorption, new construction, comparable sales, etc).Travel to existing properties and properties that are potential acquisitions.Perform other duties as assigned. What Will Our Ideal Candidate Have?One year of institutional commercial real estate investment experience in any of the following types of roles: portfolio management, acquisitions, dispositions, leasing, asset management, lending, investment sales, private equity fund investing, or investment banking. Strong knowledge of valuation techniques and common performance metrics used in commercial real estate investing (DCF, NPV, IRR, ROI, cap rate, physical/economic occupancy, etc). Experience in Argus Enterprise and Excel, including strong financial modeling skills in both. Basic understanding of financial accounting, real estate market statistics (vacancy, net absorption, deliveries, under construction, etc.) Experience utilizing commercial real estate research tools such as CBRE Econometric Advisors. Proficient in Microsoft Word, Outlook, Excel and PowerPoint. Strong attention to detail and highly analytical with a strong desire to learn, take initiative, and achieve goals. Strong interpersonal and communication skills, including presentation skills and excellent time management and ability to work under short deadlines. Resourceful research skills.

What is a Must Have?BA or BS in Real Estate, Finance, Accounting, Statistics, Economics, Mathematical Sciences, Engineering, Business, Data Analytics or related focus. Coursework in finance, real estate, accounting, and/or investing. Experience in financial modeling in Excel and Argus Enterprise.
