Position Description: Manage Business Unit Estimating department and accountable for estimating functions throughout the preconstruction phase for self-performed trades, including concrete, general trades, doors and hardware, and mechanical piping. 

Reports to: Self-perform Manager 

Essential Duties & Responsibilities*:

Manage Business Unit (BU) Estimating department and estimating functions during preconstruction phase, allocating appropriate resources for the estimation of self-performed projects.Oversee reimbursement of Estimating staff and costs related to General & Administrative (G&A) expenses.Develop and maintain relationships with clients, architects, design community, and trade partners to enhance future business development opportunities.Participate in the hiring process, onboard and deliver timely performance feedback for direct reports, execute/contribute to performance appraisals during the annual performance cycle, utilize talent management systems, and identify appropriate training to address development needs.Oversee and manage processes to review drawings, specifications, and other construction documents; inform senior management of design-related problems, completeness of documents, and other potential risks specific to self-performed trades.Manage the development of lump sum bids and review for senior management approval.Conduct market research information for upcoming work in the concrete, general trades, doors and hardware, and mechanical piping sectors.Coordinate and review the development of General Conditions/General Requirements (GC/GR) estimates.Maintain local and national historical estimating data and develop cost trends specific to self-performed trades.Manage and oversee the Value Engineering process during preconstruction.Collaborate with Business Development to prepare proposals and participate in sales and client presentations.Collaborate with Procurement to develop and evaluate procurement schedules and resources, analyzing subcontractor proposals.Coordinate with Operations Lead to support Launch Matrix preparation, scheduling, evaluating, executing, and managing meetings for each estimating milestone.Participate and contribute to Constructability Reviews for milestone estimates per Launch Matrix. Work with Operations Lead to ensure timely and complete Constructability Reviews and incorporate them into milestone estimates to the extent required by the contract.Coordinate with Lean Manager to develop and execute Pull Plans for design, estimate, and GMP schedules.Prepare comparison analyses to previous estimates and develop clear and concise messages to explain variances for each project stakeholder.Generate, coordinate, and manage Budget Control Reports between each milestone estimate to manage cost events and value engineering opportunities. Provide variance reports for each milestone estimate to communicate scope development.Lead or support the establishment of Target Value Design processes as appropriate for select projects.Other activities, duties, and responsibilities as assigned.
