Preconstruction Manager
Job Title: Estimator / Preconstruction Manager

Job Description

We are seeking an experienced Estimator / Preconstruction Manager with a strong BG in estimating and the ability to work in a fast-paced environment. The ideal candidate will be detail-oriented, capable of multi-tasking, and have significant experience in commercial industrial/manufacturing construction within general contracting and construction management projects.

ResponsibilitiesPrepare budget estimates, detailed and accurate bid estimates, change orders, work orders, subcontracts, and bid packages for ground-up construction and renovations/additions projects up to $10 million.Read and fully understand project drawings and specifications for all trades including Architectural, MEP, Structural, Sprinkler, Fire Alarm, etc. Prepare RFI’s based on drawings and specifications as needed.Solicit and evaluate the scope completeness of proposals from multiple trade subcontractors and effectively communicate and negotiate with subcontractors.Identify and track changes to drawings through addendums, bulletins, and revisions, and follow through with subcontractors.Attend job site walk-throughs and effectively communicate and coordinate with superintendents and subcontractors.Produce accurate and thorough takeoffs, including pricing of work.Create project estimates from the analysis of subcontractor and supplier bid estimates.Conduct post-bid and buyout meetings and negotiation/scope review meetings.Work with Architects, Owners, and Engineers to formulate accurate and complete budgets once construction documents are released.Facilitate and manage meetings with Owners on conceptual design/build projects.Manage document control from infancy through schematic design, design development to construction documents, and subcontractor buyout.Work with the operations team to develop preliminary schedules and logistics plans.Essential SkillsBachelor’s Degree in Construction Management, Architecture, Engineering, or other related fields.4+ years of experience in the commercial industrial/manufacturing construction industry.Design-Build project experience.Proven experience working with, managing the design process, and managing the client and internal team.Estimating experience.Multi-trade knowledge and experience in steel, concrete, masonry, carpentry, electrical, plumbing, etc.Strong communication, writing, and interpersonal skills.Additional Skills & QualificationsProficiency in on-screen takeoff, Bluebeam, AutoCAD review, Microsoft Office, Microsoft Project, and Procore.Work Environment

The work environment includes a very nice office with about 48 total employees, including teams in Sales, PM, PE, Estimating, and Administrative roles. The environment is very team-focused and customer-focused. The Pre-Construction Manager/ Sr. Estimator will primarily work in the office with occasional travel to local job sites. Most customers are in Southeastern Michigan, but some projects are outside the area, including Flint and Florida. The company culture is relationship and culture-driven, with high customer focus and employee enjoyment. Employees often blend roles and wear multiple hats, reflecting the 'biggest small company' ethos.

Pay and Benefits

The pay range for this position is $135000.00 - $150000.00
