Job Summary: We are seeking a highly skilled and bilingual (English and Spanish) Commercial Real Estate Broker to join our team. As a broker, you will be responsible for representing JLL’s industrial client in Puerto Rico. This role will focus on the new leasing process, which encompasses generating new leads, nurturing relationships with potential tenants, overseeing negotiations, and securing signed lease agreements.  Clients and prospects include local companies with single and multiple locations as well as global corporations with many diverse geographic locations. There are many buildings ready to be leased with lots of inquiries.  

Responsibilities: 

Research and identify potential tenants within the target market, utilizing bilingual skills to effectively communicate and build relationships. 

Utilize various channels, including networking, cold calling, digital platforms, and industry events, to generate new leads. 

Conduct property tours, effectively presenting the benefits and unique features of available industrial spaces to potential tenants. 

Collaborate with the marketing team to create compelling property marketing materials, such as brochures, virtual tours, and online listings. 

Lead negotiations with prospective tenants, ensuring lease terms align with client objectives and profitability targets. 

Coordinate with legal teams to draft lease agreements and oversee the entire lease execution process. 

Provide regular reporting updates inside of JLL’s systems and to the Asset manager on market conditions, leasing activity, and potential opportunities to optimize portfolio performance. 

Stay well-informed of industry trends, market dynamics, and local regulations impacting the industrial real estate sector in Puerto Rico. 

Research, review, and analyze prospective tenant’s due diligence materials. 

Qualifications: 

Real estate License in Puerto Rico required. 

3-5 years of experience as a Commercial Real Estate Broker, with a strong focus on industrial leasing is preferred. 

Fluency in both English and Spanish, enabling effective communication with clients and prospective tenants. 

Thorough knowledge of the local commercial real estate market in Puerto Rico, including industrial property offerings and tenant requirements. 

Proven ability to successfully close lease deals. 

Excellent negotiation, persuasion, and relationship-building skills. 

Self-motivated with a results-oriented mindset, capable of working independently to meet targets and objectives.
