Responsibilities:
Project Director is responsible for coordination and scheduling compliance work in collaboration with all Stake holder involved in the project.Project Director is responsible for Stakeholder management & provide guidance and direction to the team on the Projection day-to-day activities.Point of escalation on Project Related issues and Project & Construction Lead throughout the designated lifecycle of the project.Responsible for delivery of the project on time, budget and as per client’s quality standards.Master Schedule & Micro Schedule Preparation & Tracking with coordination and scheduling compliance work in collaboration along with all Stake holder involved in the project.Short-listing and monitoring all project activities including Project sequence, Daily Inspections, Quality Checks, Material Testing, Closing of all end user SORs and Issue Logs& etc.,Determine requirements for Civil, MEP works in conjunction with Client.Chair project meetings with Key stakeholders and delivering key progress updates and key risk callouts throughout the project lifecycle.Conducting of Review Meeting and MOM Circulation.Providing progress reports for ongoing projects.Understanding the Scope for operations team post project completion.Supports Pre-Construction design review activities for Mechanical, Electrical & Plumbing (MEP) and facilities operations to ensure key priorities are captured in the design.Developing and running operations mobilization plans ensuring consistency across projects and coordinating with the project team to develop a project specific operational transition plan. Overseeing and governing related design and compliance documents throughout the project lifecycle through to handover.Key feedback to be provided throughout the design stages, construction stages and project closeout.To identify any problems in MEP related to Final design vs Actual, execution of job and workmanship / quality of vendor work for fit out MEP related activities. T&C, IST Scope to be reviewed & post IST observation to be shared, Issue log to be closed before final handovers.Project quality assurance walkthrough checks with the incumbent project management team and clients. Managing the handover of the DLP, SOWWorking with the incumbent project management team on day to day works and defect rectification. Maintenance & SOW Planning pre & post DLPWorking with the finance team and facilities team for the budget estimation for the 1st year of operation. Working with the clients’ key stakeholders to ensure priorities are identified and expectations met for the day 1 buildings takeovers.Overseeing multiple mobilizations concurrently and being the dedicated point of contact for key updates. Identify potential project risk and prepare risk mitigation plan.Ensuring all the safety requirements are fulfilled while planning.Ensuring previous lessons learns are factored on work execution.Ensure Roles and Responsibilities of each team member is tracked and adhered.Driving the Level-1 to Level-6 Testing and commissioning activities with stipulated quality standards to complete the RFS on time.Technical & Commercial Close outs.Building resourcing forecasts for the project & upcoming projects.Identifying and onboarding key mobilization supporting staff during the project to deliver the mobilization.Visiting the projects at key intervals to engage with the incumbent project team, clients, the client stakeholders, landlords and the C&W team. Providing lessons learnt from the completed projects to promote sharing of key information, asset performance issues, project challenges and design issues. Preparing Warranty & service scope of work during the DLP Onboarding the new building onto C&W ad client systems Reviewing IBMS IO points for MEP & cross checking all IO points considered are integrated with IBMs. Identification spares and single point of failures of MEP & preparing critical spare part list for MEP related equipment’s.Working with the energy and sustainability lead on the energy consumption forecasting and budgeting Incident Analysis/RCA Analysis & rectification of MEP equipment during Failures in DLP / Warranty.Why join Cushman & Wakefield?
