Project Management Director

As Director of REFM Project Management, you will manage a portfolio of workplace projects, including planning, design, construction, commissioning, decommissioning, and moves. You will collaborate with internal and external stakeholders at all levels of the organization to execute real estate strategy.

Under the direction of the Senior Director, Real Estate Strategy, you will:

Real Estate Portfolio Strategy and Planning

Collaborate with internal partners, including executive leadership, functional/business unit leadership, operational leadership, and site leadership to evaluate workplace strategiesDevelop and communicate design and construction policies, procedures and standards; In partnership with executive and business unit leaders, continue to evolve building standards for space allocation, design, construction, furniture, and equipmentPrepare and present analyses of workplace projects for strategic executive decisions, including intuitively and unambiguously communicating with a variety of stakeholders.Analyze business priorities in relation to GEICO’s real estate portfolio, including obtaining feedback from stakeholders and assessing context for real estate decisions.

Project Execution

Manage the full life-cycle of a real estate project, including programming, design, permitting, construction, commissioning, move, Day 2 matters, and decommissioning;Collaborate with internal partners, including executive leadership, functional and business unit leadership, operational leadership, and site leadership to execute workplace projectsDevelop and maintain budgets and schedules, creatively and proactively solving challenges and managing for cost and schedule;Lead consultant, vendor, and materials selection processes in collaboration with internal procurement team;Manage third-party vendors and consultants, visiting sites as necessary for project development and execution;Identify risks and opportunities throughout project process.

Project Reporting

Provide routine updates to leadership at all organizational levels on progress and forecast of REFM projects;Package and preserve project documents and materials in centralized database;Conduct project postmortems to evaluate opportunities to refine processes, assess vendor and consultant performance, and consider modifications in procurement and schedule processes

Minimum Qualifications

Bachelor’s degree in business, construction, engineering, project management, or related field8-12 years of commercial (non-residential) real estate experience Proficient in use of Microsoft Office Suite, expert in Excel & PowerPointProficient in use of AutoCAD, Revit, Procore and similar design and construction softwareStrong collaboration skills, including ability to identify key partners internally and manage work with consultants and vendorsExperience managing a portfolio of simultaneous construction projectsExperience creating and managing complex project budgetsExperience managing third party vendors and contractorsAbility to foster a culture of process discipline and continuous improvementExcellent written, verbal, and presentation skillsAbility to travel up to 25%
