**Job Description**
**Turner & Townsend Heery** is seeking a **Project Management Director** to join our team in Atlanta, Georgia.
Candidate must have knowledge of planning, design, construction, and operations; understanding of owner representation and requirements; knowledge of scheduling, cost control and project control techniques on large scale projects over $100M; must have excellent written, verbal and analytic skills; understand the dynamic and enjoy working in collaborative team project environments. The purpose of this position is to monitor, lead, and actively manage the design and construction of a $300M state project, with direct accountability for project delivery.
The ideal candidate will have significant experience working for public or government entities delivering capital improvement programs and projects. This individual should be a self-starter, and able to take initiative and drive activities with limited oversight. This position will require the Director to actively engage in the interaction between the Contractor, lead Architect, and Client – the State of Georgia.
The Project Management Director coordinates all predesign, design, procurement, preconstruction, construction, and close-out activities throughout the duration of the project and is the main point of contact between Turner & Townsend Heery, the Client/State, the Architect, the Contractor, and other Consultants. This position establishes positive client relationships and is responsible for ensuring all aspects of services are delivered at the highest level to ensure the Client’s needs are addressed. The Project Management Director is responsible for total management of the program, including the complete financial management of the project and the achievement of a project turnover that is within the GMP (Guaranteed Maximum Price) budget. The successful applicant will have a proven track record dealing with new, ground up, large scale construction, as well as additions and interior renovations, involving a Construction Manager at Risk and Design Build contract methods of delivery.
**Responsibilities**
+ Extensive understanding of project and program management principles, methods and techniques
+ Responsible for ensuring all aspects of services are delivered at the highest level to ensure the Client’s needs are addressed.
+ Manage the day-to-day project activities and resources to ensure the project is proceeding according to scope, schedule, budget, and quality standards.
+ Manage project and program issues and risks to mitigate impact to baseline.
+ Prepare and implement detailed project plan for all phases of the project with budgetary information and resource needs.
+ Develop and deliver progress reports, proposals, requirements documentation, and presentations to various audiences, including project team and key stakeholders.
+ Refine project budget as needed to ensure timeliness and fiscal responsibility.
+ Provide leadership for project team by communicating project objectives and motivating team members to meet project goals, adhering to their responsibilities and project milestones.
+ Work creatively and analytically in a problem-solving environment demonstrating teamwork, innovation, and excellence.
+ Position has constant interaction with the Owner/Client, consultants, design professionals, and contractors.
+ Complete any other job-related duties as assigned.
+ Able to identify inconsistencies between RFI responses, submittals and field activities against plan designs and Client demands.
+ Engage all team members to address issue before escalation and contribute to issue’s resolution
+ Maintain and monitor data collected on client’s data platform and engage in the approval process when required.
+ Notify team members when deliverables are not per contract requirements and engage in resolving any deliverable issues.
+ Maintain daily presence in Atlanta project site office.
+ SOX control responsibilities may be part of this role, which are to be adhered to where applicable.
**Qualifications**
+ 10+ years of applicable architectural / construction management experience, including tracking and planning of multiple large scale new ground up construction projects.
+ Demonstrated experience in delivering major capital projects/programs successfully (on budget, on time, meeting safety and quality standards within approved scope).
+ Demonstrated experience in negotiating multi-million-dollar contracts
+ Experience managing an integrated team on large complex and multi-phase capital projects/programs construction consisting of multiple project elements.
+ Knowledge of multiple project delivery methods including managing a Construction Manager at Risk contract delivery method through a GMP approach.
+ Ability to advise at a strategic level during the project conception stage, including providing advice on the different approaches that can be adopted to successfully achieve the client’s overall objectives.
+ Great time management skills. Ensure that project is managed to the right quality standards, completed efficiently and on time.
+ Ability to build strong working relationships with clients and cross-functional team members.
+ Experienced working as an effective team member within the context of delivering a specific commission.
+ Assuring key information and data is effectively shared and appropriately retained.
+ Excellent skills with Microsoft Office Suite. Knowledge in MS Project, contracts, project management software, and construction practices.
+ Experience in managing multiple project managers and assistant project managers.
+ Quick to learn project cadence and protocols of a project already under construction.
+ Strong interpersonal skills along with excellent written and verbal communication skills.
+ Strong organizational and analytical skills. Ability to provide efficient, timely, reliable and courteous service to customers. Ability to effectively present information to senior leadership and key stakeholders.
**Education and Experience**
+ Demonstrated design and construction project management experience working with federal, state, local government, and other not-for-profit entities on capital improvement projects with the ability to be highly effective in a client facing role.
+ College degree in Architecture, Construction Management, Engineering, or a related field.
+ Construction or Engineering background is encouraged.
+ Registered architect, CCM, PMP or other Design or Construction certification is a plus.
+ Membership in relevant professional organizations.
+ Experienced managing demanding stakeholders and work stream managers.
+ Experience in new ground up construction, additions, renovations, and capital maintenance projects.
+ Familiarity with construction best practices, general building codes, and various building types and systems.
+ Knowledge of construction estimation and scheduling.
+ Ability to read and interpret construction drawings, specifications, and plan documents, as well as developing contracts, request for proposals, or other project related documents.
+ Possess the ability to work independently and manage multiple projects simultaneously and identify priority activities.
+ Ability to effectively review payment applications, invoices, contracts, component change orders, and submittals per contract requirements.
