Project Management Director - Life Sciences LA Job ID 199392 Posted 18-Feb-2025 Service line PJM Segment Role type Full-time Areas of Interest Construction, Project Management Location(s) Los Angeles - California - United States of America **About the Role:** As a Project Management Director, Life Sciences,you will coordinate and lead all aspects of the Life Sciences Project Management business for the Los Angeles, CA market in partnership with Local and Regional CBRE and Turner & Townsend Market leadership. The Director is responsible for financial, operational and team execution and performance and will be responsible for acquiring and managing highly visible construction projects and ensuring projects are defined and executed in accordance with an approved project design, budget, and schedule pursuant to client needs. The preferred candidate should have experience and knowledge of brokerage activities, including site selection, general market analysis, lease reviews, site walks, budget and schedule preparation, construction and installation methodologies, planning and scheduling processes, contract terms, local entitlements building codes, and financial reporting. This role requires a strong connection and good understanding to the local real estate market, effective communication skills and the ability to build relationships across multiple service lines, develop new business, and generate additional business from an existing client base. Expectation is to be on-site in the Los Angeles, CA office in a hybrid capacity. **What You’ll Do:** Manage and maintain full responsibility of the Los Angeles, CA Life Sciences market, program, and client accounts, including budgeting, actual results, reporting, and forecasting. Take charge of billing, (including documentation required for revenue recognition), accounts receivable, collections, expense monitoring and control, staffing (including allocation, if applicable) and full P&L to EBITDA before all allocations. Generate new business revenue by developing new client relationships or leveraging existing business relationships. Responsible for business pursuits (both internal and external), integration and collaboration with other T&T and CBRE business lines, and cross-selling our business in the assigned geographic market, to achieve the company's strategic business objectives. Introduce T&T and CBRE expertise by connecting stakeholders with specialists in Design and Building Consulting, aiming to cultivate and close additional Life Sciences service lines. Orchestrate a team-based approach to relationship building, coordinating with Sales & Solutions Business Partners and Enterprise Partners to establish a strong network across the client organization. Collaborate effectively with Local, Regional, and National Market leadership to ensure seamless execution of the market strategy and consistent service delivery. Leverage existing Enterprise PjM relationships to generate high-value leads and drive cross-selling opportunities for other value-add services of Turner & Townsend (e.g., cost management, building consulting, etc.) and CBRE (e.g., design, sustainability, etc.) to maximize account penetration. Exhibit a complete understanding of company's corporate governance policies and procedures and ensure corporate governance policies and procedures are adhered to within work group. Direct all phases of project management for various ground-up, commercial interior renovations, and exterior projects for Life Sciences clients; including procurement, contracting, planning, tracking, execution, monitoring, controlling, and closeout phases. Ensure that contract procurement, negotiation, execution, administration, and closeouts are accurate, timely, and compliant. Interface directly with the client(s) to ensure goals and objectives are established and achieved. Identify project risks, lead reviews, and develop risk mitigation and backup plans. Apply a robust knowledge of multiple disciplines, business, and key drivers that impact departmental and cross-functional performance. Lead by example and model behaviors that are consistent with CBRE RISE values. Persuade managers and other colleagues to take action while being guided by the organization's functional business plans and corporate governance policies and procedures. Negotiate with external partners, vendors, and customers of divergent interests to reach a common goal. Exhibit capability in identifying complex project risks, conducting constructability reviews, formulating risk mitigation and contingency plans, and implementing action plans to mitigate, reduce or remove project risks for our clients and the company. Coordinate the preparation of accurate, timely, and complete reports to the clients and company. Significantly improve and change existing methods, processes, and standards within job discipline. Effectively manage and direct project management staff in the market, ensuring comprehensive staff understanding and implementation of operations, policies, and procedures. Conduct and maintain relationships with industry and trade associates, vendors, and professional organizations. **What You’ll Need:** Applicants must be currently authorized to work in the United States without the need for visa sponsorship now or in the future. + Bachelor's degree in Architecture, Engineering, Construction or related technical field with a minimum of 15 years of relevant working experience. The minimum salary for this position is $160,000 annually and the maximum salary for this position is $200,000 annually. The compensation that is offered to a successful candidate will depend on the candidate’s skills, qualifications, and experience.
