The Position: The Project Manager plans, directs, and coordinates all facets of assigned projects.  They ensure goals and objectives are accomplished on time and within the designated budget.  Through the utilization of trackers, schedules, and pay applications, Project Managers can efficiently navigate projects from pre-construction to close out.  

Responsibilities Walk project sites to create detailed scopes of work for client evaluation and contractor biddingCreate and maintain project plans, budgets, and schedulesRepresent RPM Living in professional communications amongst clients, contractors, subcontractors, vendors, and other RPM departmentsManage the bidding and contracting process for each scope of work from initial concept through bidding, review, selection and contractingOversee contracted work from mobilization through final acceptance and closeoutConduct site visits to oversee contractors, inspect work in progress, create punch list, attend meetings, and other assorted onsite tasksCreate and update all trackers needed to coordinate workManage the overall financial status of the capital work including invoice collection, generating draws, submitting funding requests to the client/lender, ensuring payments are made

Knowledge, Skills, and Abilities

Knowledge of project management methodologies, tools, and techniquesKnowledge of Microsoft Office Suite, Project Management, AdobeSkilled in project management software (e.g., Microsoft Project, Asana, Trello) and Microsoft Office SuiteSkilled in risk identification, assessment, and mitigation strategiesSkilled in managing time effectively to ensure timely completion of project tasks and milestonesAbility to manage multiple projects simultaneously and work effectively under pressureAbility to lead and motivate project teams, ensuring alignment with project goals and objectivesAbility to think strategically and align project goals with broader business objectivesAbility to make informed decisions quickly and effectively under pressureAbility to communicate effectively verbally and in writing Qualifications

Education & Experience:

Associates degree or equivalent from a two-year technical school. Experience may substitute for educationThree years of Multi-family Management Construction Services experience

Physical Requirements:

May be required to sit or stand for extended periods of timeMust be able to read documents, computer screens and dataMust be able to hear and understand verbal communications in person and over the phone or computerMay occasionally be required to lift or carry items such as files or office supplies weighing up to 15 poundsMust be able to operate a computer, keyboard, mouse and other office equipment

Work Environment:

This is a hybrid role, requiring the associate to work in one of our corporate or regional offices 4 days per weekThe office is an open setting which may include bright lights, constant noises and distractions Company Information
