The Project Manager works as part of a construction project management team. The Project Manager
responsibilities include client project and program delivery, including pre-construction services (bid, permit, and
schedule), construction oversight (construction, change orders, invoicing, and punch-lists), and
project closeout.
This is a hybrid role out of our Plano, TX office. Travel is required (30-60%) on an as needed basis up to and including weekly site visits and on-site project management of construction activities.
Essential Duties and Responsibilities:
+ Directs and coordinates the activities of project team to ensure project progresses on schedule and within budget.
+ Proactively communicates project related issues directly with Superintendent, Senior Project Manager, Project Executive, or Operations Director.
+ Examines construction documentation including drawings, schedules, submittals, shop drawings, detail build sheets, and scopes to ensure completeness and accuracy.
+ Reviews bid results, specifications, test and progress reports, as required to ensure an intimate understanding of the project schedule, financial status, and onsite development.
+ With the Superintendent, supports, manages and monitors the work in the field throughout the entire duration of the project.
+ Diligently manages change orders to projects.
+ Follows established standards and procedures for project reporting and documentation.
+ Prepares and provides weekly status reports for projects.
+ Proactively identifies and solves or elevates project issues related to cost, schedule, safety, or qualify.
+ Represents the company in project meetings.
+ Develops and maintains relationships with clients, potential clients, subcontractors and vendors to help develop new opportunities.
+ Other duties as assigned.
Qualifications:
+ Minimum 4-year degree in an accredited construction related program or equivalent; or five to ten years related experience and/or training; or equivalent combination of education and experience.
+ Demonstrated skills in multi-site project management preferred.
+ Site Logistics: The procuring, qualifying and management of subcontractors and supply vendors, the management of insurance requirements, the creation and implementing of a logistics and site management plan.
+ Project controls: Submittal management, RFI management, change management, management of daily project reporting, and management and facilitation of OAC project meetings.
+ Scope Development: Review and acceptance of shop drawings and maintaining document control.
+ Project Scheduling: Project schedule creation and maintenance, management of a 2-week look-ahead, and the establishing/management of critical path logic.
+ Project Finance: Project financial management, the review/approval of direct costs, the management of certified payroll, construction schedule of values, reviewing and approving of pay apps, development and submitting of a pay app, and the reviewing and approving of lien waivers.
+ Establishing and implementing a quality management plan: The scheduling and management of testing & inspections, the reviewing of submittals and mockups, the conducting of quality inspections and reporting.
+ Safety Management: The conducting of safety reporting, conducting of toolbox talks, incident and near miss reporting, and the completion of OSHA 30 Certification.
+ Project Closeout: Managing as-builts, creating work to complete lists and closeout schedules, submit for Certificates of Occupancy and Substantial Complete, Conducting Punch Walks, completion reports, unconditional / final waivers, consolidating and presenting O&M manuals to the owner, and warranty program management.
+ Proficient in Microsoft Office Suite, Procore- project management software and MS Project scheduling software, MS Excel and Smartsheet.
+ State/local General Contractors license is helpful.
+ PMP is preferred.
Pay & Benefits:
The anticipated compensation range for the position is $90,000 to $115,000, is based on a full-time schedule, market and business conditions, and is commensurate on individual education, qualifications, and experience.
