The Project Manager (PM) will interpret technical statements of work and design documentation as it relates to project planning, budgeting, procurements, allocation of manpower, implementation, and project completion.  The PM will work with a variety of documentation on any given project including submittals, Change Orders, RFI’s, Purchase Orders, and subcontracts to ensure a high quality of work.  The PM will plan, schedule, adjust, and maintain timelines in a fast-paced construction/installation environment while maximizing resources and optimizing budgets. The PM will take direct lead over all project aspects. This position’s main duties are to ensure the continuity and efficiency of each project component from start to finish through clear communication to all parties involved.  The PM will assist in the implementation and management of project goals; create and deliver reports, analyze data from project execution, and any other duties as directed by the VP of Projects. 

KEY DUTIES & RESPONSIBILITIES

Responsible for the success of the assigned project, from initiation to completion. Ensure proper management of all the aspects of the scopes of work. Conducts site visits to understand the constructability of projects. In charge of preparing and submitting permit applications to the Permit Coordinator.  Supports the purchasing of materials and/or any other items necessary for completing projects. Responsible for writing proposals, as well as creating, tracking, and logging change orders and RFI’s. Completes and submits progress or final billing requests to the project administration team. Prepares deployment packages (customer required forms/workplans) for techs. Submits a Weekly Project Cost report to the Director of Projects. Responsible for the forecasting and economic feasibility analysis of requesting temporary labor. Creates project schedules by assigning cost and resources to the schedule and provide cash flow and staffing forecasting.  Creates budgets and cost codes for projects.  Develops management plans for work sequence, safety, quality control, and commissioning. Meets with current and potential customers to present proposals.  Develops specific goals and plans to prioritize, organize, and accomplish work in a timely and professional manner. Determines and identifies scope of work and deliverables. Conducts kick-off meeting with crews. Drafts and submits budget based on scope of work and resource requirements. Monitors, reviews, and approves project billing. Assists with forecasting revenue by providing accurate data the production report. Creates Piecework sheets as required. Maintains financial control of project by monitoring and managing project costs. Estimates new projects and Change Orders. Manages construction schedules and activities. Issues progress updates as needed regarding costs and timelines (CTC) for projects or programs. Ensures work is done in compliance with all relevant codes. Negotiates with external and internal customers, building officials, subcontractors. Forecasts required assets needed (i.e., vehicles, tools, computers, phones iPad, etc..). Interviews manpower candidates, as needed. Reviews and approves timesheets. Reviews and approves subcontractor invoices. Tracks and approves employee credit card expenses. Ensures all project documentation is accurate and uploaded into internal and external systems. Negotiates and requests specific subcontractor installation agreements. Requests and applies for Notice to Owner filing from the Permit Coordinator. Performs other duties as assigned.

KNOWLEDGE & SKILLS 

Proficiency in client relationship management is a key function of this position  Bachelor’s degree in related field, which may include Construction Management, Business or Engineering or equivalent industry experience.  5-7 years of experience managing projects in the electrical industry preferred, with a focus on HVAC Controls or Building Automation Systems. Possesses a journeyman’s license or master electrician license. (Preferred) Proficiency in using various software applications (CADD, Scheduling, MS Office Suite, and Estimation Software). PMP, PgMP, CAPM, and/or comparable project management certifications highly desirable.  Understand plans and specifications to identify types and grades of materials and equipment needed to ensure compliance with project requirements.  Leadership skills with past successful project execution. Working knowledge of necessary industry-related codes (NEC) and tools preferred. Familiarity with electrical equipment, materials, and specifications. Experience reading and interpreting blueprints. Experience with contract documents (contract drawings, subcontracts, contract addendum, specifications, and change orders).

Physical Requirements

Prolonged periods sitting at a desk and working on a computer. Must be able to lift up to 50 pounds at times. Constantly operates a computer and other office productivity machinery, such as a calculator, copy machine and computer printer. Moving about to accomplish tasks or moving from one worksite to another. Operating motor vehicles. The person in this position frequently communicates with employees, customer, vendors, and leadership to perform job duties. Must be able to exchange accurate information in these situations.
