Job Title: Project Manager

Job Description

Manage bids, budgets, and margins. Negotiate contracts. Create and maintain schedules. Manage job costs. Handle all associated documentation with subcontracts, meeting minutes, RFIs (Requests for Information), submittals, change orders, etc. Mitigate risk while allocating resources. Communicate with clients on their needs and expectations throughout the course of the project/program to ensure these needs are met. Review project daily in conjunction with Field Manager to ensure schedule, codes, deliveries, etc. are occurring to control the schedule and maintain budget. Review drawings and specifications for code accuracy, potential errors and/or omissions, missing scope, etc. Prepare and review all associated financial reporting tools to keep projects under budget and provide alerts if issues arise. Understand the client's organization, equipment, store layouts, and operational goals while managing their expectations. Understand budgeting and pricing for commercial construction. Adapt to project challenges well. Communicate with direct reports and supervisors daily. Regularly conduct jobsite safety checklists and take ownership of best safety practices to avoid, mitigate, or react to findings and observations. Manage high-volume construction projects and lead multiple construction teams to deliver projects ahead of time and within budget. Contracts management/contract negotiation knowledge, including subs, materials, scope calls, pre-construction, and punch walks. Evaluate development opportunities and the viability of in-house general contracting. Develop, implement, and manage best practice construction processes. Train staff and monitor their development. Be visible and accessible when on a jobsite. Approve and train direct reports on spending, budgeting, and best practices.

This is a fully on-site position in Smyrna, Tennessee.
