Job Description
The primary responsibility of the Project Manager is to provide the necessary leadership to direct, organize, coordinate, and control the completion of construction projects as assigned. This position is primarily for multi-family projects, and experience with multi-level multi-family construction is required. This role is accountable for meeting or exceeding established guidelines for standards of performance, work quality, safety, and job profitability.
ResponsibilitiesManage all work for assigned construction projects according to approved construction plans and ensure on-time project completion within scope, schedule, and budget.Responsible for managing changes in project scope by issuing RFI's, submittals, change orders, and schedules as appropriate to customers and/or subcontractors/suppliers.Allocate personnel and manage the workload for construction projects in line with staff qualifications and skills.Work with Superintendent/Foreman to ensure that safe working conditions and practices are followed and inform appropriate staff of any hazards at the worksite.Ensure project completion according to both customer and company policies and procedures.Meet with customer representatives on a regular basis and ensure that company staff is informed of new customer requirements, change orders, and new policies and procedures.Prepare, review, and approve time sheets and invoices related to assigned construction projects and work under management.Complete and submit construction reports as required by the customer and the company.Ensure that both customer and company quality control procedures are being utilized and targets are met.Identify, develop, and implement (with appropriate approval) cost savings initiatives and value engineering opportunities for improvement.Troubleshoot construction issues with appropriate staff and work to resolve problems as required.Regularly communicate work progress, schedule variance, crew, and safety performance to the Executive V.P.Essential SkillsProject managementConstructionConstruction managementChange order managementRFI handlingProject coordinationCPMCommercial constructionEstimationConstruction document managementMulti-family constructionProCoreAdditional Skills & QualificationsMinimum of 5 years of multi-family construction experience or general contractor experience4 years of experience in project management and general business operations in the construction industryKnowledge of Sage Estimating or equivalent estimating softwareProficiency in ProCoreKnowledge of OSHA health and safety requirementsUnderstanding of industrial equipment, welding, trucks, and other equipmentUnderstanding of the construction tradesExperience with scheduling software such as MS ProjectsProficiency in web-based programs and Office 365 programsWork Environment
The work environment involves managing multi-family construction projects, requiring regular interaction with customer representatives and adherence to both customer and company policies and procedures. Safe working conditions and practices are paramount, and the use of industrial equipment, welding, trucks, and other construction equipment is involved. The role may require the use of scheduling software and web-based programs to manage project timelines and communications effectively.
Pay and Benefits
The pay range for this position is $43.00 - $67.00
