Project Manager
Job Title: Project ManagerJob Description As a Project Manager, you will support the preconstruction team by handling quantity takeoff, trade coordination, scope of work development, scope review, bid package development, schedule development, bid list creation, and bid advertisement. You will lead the planning and implementation of the buyout schedule, verify pricing and scope, identify successful bidders, provide gap analysis against initial scope, and manage the issuance of subcontracts. You will also manage the submittal schedule set-up, review and approve all shop drawings and samples, and coordinate priorities with the team. Additionally, you will handle change requests, prepare and obtain approval for change requests, ensure approved submittals are returned to subcontractors, coordinate with Logistics for material and equipment pricing, and provide ongoing risk analysis of subcontractors throughout the project lifecycle. Coordination with various stakeholders such as subcontractors, owners, field staff, design team, and vendors is also required. Responsibilities + Support the preconstruction team with quantity takeoff, trade coordination, and scope of work development. + Lead the planning and implementation of the buyout schedule. + Verify pricing and scope, identify successful bidders, and provide gap analysis against initial scope. + Manage the issuance of subcontracts. + Coordinate the submittal schedule set-up and review and approve shop drawings and samples. + Disseminate change requests to subcontractors for pricing and schedule input. + Gather and evaluate subcontractor pricing to confirm accuracy. + Prepare, submit, and obtain owner/architect approval for change requests. + Ensure approved submittals are returned to subcontractors per the project schedule and contract. + Coordinate with Logistics to obtain pricing on materials and equipment. + Provide ongoing risk analysis of subcontractors throughout the project lifecycle. + Coordinate with various stakeholders including subcontractors, owners, field staff, design team, and vendors. Essential Skills + 5-10 years of commercial construction experience. + Experience with $2-10 million ground-up projects. + Project management and construction management skills. + General estimating experience. + Proficiency in Procore and engineering principles. + Experience in change order and project coordination. Additional Skills & Qualifications + Bachelor's or Master's degree in Civil Engineering or Construction Management is ideal but not required. + Minimum of 5 years of construction experience, including 3-4 years in an assistant role and 1-2 years as a Project Manager. + Comfortable working hand in hand with clients. + Candidate should have experience with a general contractor background . Work Environment This position is office-based. The company offers 3 weeks of PTO, 8 holidays including Christmas Eve and Black Friday, a clothing allowance, a paid cell phone, a gas card, and an end-of-year bonus. Pay and Benefits The pay range for this position is $48.07 - $57.69/hr. Eligibility requirements apply to some benefits and may depend on your job classification and length of employment.
