T THE IMPACT YOU CAN HAVE: Responsible to interpret, administer and ensure that construction projects are completed within budget, on schedule, and meet the requirements of the contract documents. Strong collaboration between internal and external teams to ensure deliverables. Works collaboratively with various departments outside and within the organization to estimate construction costs for the ROI submission to the real estate committee. Lead special projects to drive company initiatives as necessary across departments. ULTA Beauty New Store Construction YOU'LL ACCOMPLISH THESE GOALS BY: Negotiating LOI’s for potential job sites as needed, as selected by the Real Estate Directors, and identifying site-specific issues that would impact the cost of construction and project schedules. Work collaboratively with vendors, contractors, fixture team/procurement, contract administration, Vice President of Construction, and F&M team to establish SOPs/Criteria work letters to use for ongoing deals. Performing weekly project calls to review ongoing projects, schedules, potential delays, lease status, and overall project status for new stores/relocations. Including proper documentation to the appropriate parties when there are issues between the site and lease requirements. Managing updates to the prototypical set of plans and analyzing items that could be cost-saving options. Collaborate with internal teams to initiate those changes. Performing Construction Project Management function on assigned projects, including managing Landlord work, Landlord turnover, Tenant build out, executing smooth transition to store ops team and ultimately store opening. Responsible for verification of all material receipts at the job site. Assisting in the completion of punch list items by collaborating with the Field PMs to bring punch lists to closure consistent with the contract. Managing production of Landlord and Tenant plans to meet company store opening expectations and lease requirements. Includes facilitating calls with the Landlords, setting expectations for all parties, and scheduling compliance to meet the lease expectations. Reviewing each set of Tenant plans provided by the Tenant’s architect for design compliance and lease compliance. Participating in special team projects (ie, LOI/Legal, Fixtures, etc.) Initiating lease calls, project expectations, and project development. Analyzing internal processes, facilitate changes to impact efficiency, cost savings, thoroughness, and THE ESSENTIALS FOR SUCCESS: B.A. or B.S. degree or equivalent. 5-7 years of project management experience; must have experience with MS Project or comparable project management software. Must be able to read/comprehend construction drawings and leases; advanced knowledge of MS Office software; excellent communication and organizational skills; excellent negotiation skills. WORKING CONDITIONS Travel requirements - Travel to job sites required #LI-JB2 #LI-Hybrid The pay range for this position is $100,900.00 - $136,200.00 / Year with the opportunity for eligible associates to earn additional compensation pursuant to the Company’s bonus plan. Exact pay will be based on factors including, but not limited to relevant education, qualifications, certifications, experience, level, shift, geographic location, and business and organizational needs.
