Project Manager - Design and Construction

JOB SUMMARY

\n

The primary purpose of the Project Manager position is to represent Facilities Planning, Design and Construction while providing project management expertise in management of one or more assigned projects. Under minimal direction, independently manages complex major capital facility projects. Possess an extensive knowledge of construction processes, product application and building/infrastructure component assembly. Demonstrate broad project management skills in the management of integration/coordination of project elements, delegation of activities in the management of stakeholders, scope management, time management, cost management, quality assurance, managing changes priorities and communication management in the generation, collection, dissemination, storage and ultimate disposition of project information. Assures compliance with, and adheres to, current institutional and industry standards.

ESSENTIAL FUNCTIONS OF THE ROLE

\n\nFunctions as a leader in maintaining effective strategic relationships with system, facility and project stakeholders.\nCoordinates all consultants involved in the planning, design, and construction process by assigning tasks and providing guidance for specific functions. \nManage the key projects aspects of scope, budget, schedule, and project contract compliance. \nEnsure that projects are successfully completed on schedule, within the approved budgeted and in accordance with applicable quality standards and design guidelines of BSW.\nGuide and manage the Project Team (customers, general Contractor/Construction Manager; Consultants; facilities, Planning, Design & Construction internal resources and Facilities Management Division groups) to yield productive actions through conflict management and use of good written and verbal communication to ensure a successful project completion.\nManage contractual compliance and relationships for the assigned projects. Defines & implements contractual and financial strategies to ensure the work aligns with the applicable BSWH Master Service Agreement.\nDevelops and manages project documentation, record keeping, financial and activity status reports that are accurate, up-to-date, clear and complete in support of the decision making, issue solving and informing processes of a project. \nMonitors and facilitates resolution of construction contract disputes and claims. \nCoordinates with facility occupants and assists the move-in to new facilities.\nMay prepare or participate in the presentation of project reports and status to executive leadership.\nReview and analyze change order requests for merit and cost reasonableness.\nConducts pre-construction meetings, reviews bids, and recommends award of contract.\nEnsure safety risk assessment, environmental health, and infection control policies (HMC), as applicable, are adhered to by design professionals and construction contractors. \nIntroduce new ideas and methods to manage projects more efficiently. \nReceives pay requests from professional consultants and contractors and approves for payment. \nTracks project budget, status and key issues using the department project management software tools. \nPerforms other job-related duties as assigned.\n\n

KEY SUCCESS FACTORS

\n\nMust be able to Manage one's own time and the time of others.\nGeneral knowledge of construction principles and process. Good understanding of the technical aspects of all building systems. \nAbility to plan, schedule, or coordinate construction project activities to meet deadlines. \nMust be able to prepare and submit budget estimates, progress reports, or cost tracking reports.\nGeneral knowledge of negotiated bids, hard bids and GMP processes.\nStudy job specifications to determine appropriate construction methods.\nPrepare contracts or negotiate revisions to contractual agreements with architects, consultants\nMust be able to use logic and reasoning to identify the strengths and weaknesses of alternative solutions, conclusions or approaches to problems. \nAbility to understand the implications of new information for both current and future problem-solving and decision-making.\nMust be able to consider the relative costs and benefits of potential actions to choose the most appropriate one.\nBring new and innovative ideas to the department leadership.\nMust be able to communicate thoughts clearly; both verbally and in writing.\nAbility to understand numbers, fractions, and basic math functions regarding construction (measurements and takeoffs), as well as the ability to communicate efficiently. \nAble to provide consistently excellent customer service with empathy, patience and confidence.\nAbility to build consensus and to direct teams to positive outcomes for the project.\nAbility to question design and assumptions and present ideas to team on the project while building trust internally and externally. \n\n
