You'll be responsible for estimating, executing, and finalizing project work. The Special Projects Group specializes in rapid-paced, customer-centric projects, requiring hands-on expertise across diverse markets. The successful candidate will have a strong dryside/sheet metal mechanical background and wet mechanical would be a plus, and enjoy quick-paced construction schedules, along with tackling mechanical retrofit projects, new construction, multi-family, and industrial projects. If this sounds like you, we want to meet you! + Project Size Range: Fully manage and run multiple projects ranging from $1,000 to $2mm in size and complexity, with an annual book of work ranging from $4MM-10MM + All responsibilities of the Project Manager with the ability to self-generate future project workflow + Expertise in all aspects of project management for multiple markets and sectors, geographic regions, and client base + Lead multiple teams to successful outcomes + Develop relationships and repeat business with customer’s key decision-makers + Develop a high level of proficiency and trust with senior management to be self-sufficient and produce consistently positive outcomes + Provide estimating support for your projects. Responsible for running the entire project’s life cycle including planning, organizing, directing, controlling, coordinating, financial aspects, managing, and mentoring. Project Manager’s Accountabilities: + Projects are completed at or below budget + Projects are completed at or ahead of schedule + There are no unresolved safety or quality issues on the projects + Train and develop project staff personnel + A satisfied customer + Billings are prepared and collected timely + Assure the accuracy and timeliness of all data associated with essential functions + Follow all standard company processes and policies + Satisfied shareholders The Project Manager reports to the Vice President of the Special Projects Group based out of Milwaukie, OR. Salary Range: $75,000 - $125,000 annually Key Responsibilities: + + + Ensure, follow, and promote Company safety and quality protocols + For a single, large project, a Project Manager’s responsibilities: + Plan and manage the project schedule and account for variances in the plan + Plan and manage the project estimate + Manage and control project cost and account for variances to the estimate + Create accurate projections of cost at completion + Plan and manage the project control systems + Direct activities of project staff personnel + For multiple, concurrent projects: + Staff projects with capable resources + Manage and support Project Managers in the performance of their responsibilities + Assure the consistent application of project control procedures across projects + Market/Sell JH Kelly services + Mentor and manage Interns, Field Engineers, Project Engineers, and other project team members + Relationships: + Including shop and field craft personnel; and supervision coworkers + Customer representatives + Vendors, Suppliers, and Subcontractors + Safety, CAD/BIM, Accounting, and IT + All Project Teams + Maintain proactive and positive relationships within the crafts: + Maintain proactive and positive relationships with: + Perform additional tasks as assigned Experience / Qualifications: + Construction Management, Mechanical, Industrial, Civil engineering degree and/or equivalent experience or education, Trade experience is a plus and will count for equivalent + 4+ years plus full Project Management life cycle experience in the applicable construction and mechanical industry + Experience with dryside/sheet metal, wet mechanical backgrounds and mechanical retrofit projects, new construction, multi-family, and industrial projects. + Proven experience negotiating profitable work and developing customer relationships with key decision-makers + Expert in Critical Path Method (CPM) Scheduling, using MS Project or comparable applications + Expert knowledge in Project Management, Construction Management, Construction Contracts, Quality Assurance/Quality Control, and Safety + Fully Proficient in Microsoft Office & Bluebeam – intermediate skills in Excel Necessary Skills: + Mentor, coach, develop, and manage project staff + Ability to successfully manage and support concurrent projects + Comfortable in a fast-paced environment with multiple tasks and projects at hand + Comfortable being hands-on and willing to grow and learn. + Demonstrated abilities to perform Project Manager’s primary responsibilities + Ability to ensure that project teams consistently practice all standard company processes and procedures + Act as the “leader in charge” of a project team on a single, large projects + Strong oral and written communication skills and service-minded + Self-starter, motivated, and takes initiative + Organized and productive + Ability to proactively build and cultivate relationships + Ability to maintain proactive, collaborative, and professional relationships with Client Representatives, Suppliers, Subcontractors, and internal team + Energetic and eager to prioritize workload and tackle new projects and ideas + Must have a valid driver's license Physical Requirements: Physical requirements for this role include the ability to transition frequently between an office and a construction field setting. In the office, the individual must be able to sit for extended periods while working at a computer, performing repetitive tasks such as typing and using a mouse, and communicating by telephone. In the field, the individual must be capable of standing and walking for extended periods on various surfaces, including uneven terrain, and climbing stairs as required. The role also necessitates the ability to kneel, crouch, and crawl to view/inspect tight spaces, as well as occasionally lifting 40 pounds. Good vision and hearing are essential for reading plans, inspecting work, and communicating on-site. The individual must adhere to the site-specific dress code and comply with safety requirements by wearing personal protective equipment (PPE) such as hard hats, gloves, safety glasses, and steel-toed boots. Flexibility to travel between job sites and work outside regular business hours when necessary is also required.
