Project Manager - Parking

Will oversee three parking locations. • Awareness of the parking customers at each location to ensure all needs are being met including hours of operation, security and staffing. • Plan, coordinate and work special events as needed to ensure revenue is maximized. • Complete understanding and operation of automated parking equipment, coordinating maintenance repairs as needed and communicating all useful information to client. • Rate change recommendations and negotiation abilities for special parking arrangements helpful. • Management of all assigned location employees. This includes training, coaching, counseling/disciplining and terminating employees. Provide appropriate direction and supervision for assigned locations. Scheduling and payroll for all employees in accordance with the budget. Conduct annual performance reviews for hourly employees. • Auditing of books and reports. Prepare budgets and keep expenses within guidelines. Ensure all payables are handled properly and in a timely manner, which may include collection of delinquent accounts • Responsible for revenue control. Complete Monthly Reports and present results to clients on a regular basis and at the monthly financial reporting meeting. • Conduct cash audits and ensure ticket controls are in place. • Handling of insurance claims for auto damages from incident to completion of claim. • Market the location to achieve maximum utilization, as well as the surrounding areas for new business. • Travel between locations as needed. Performs other duties as assigned or requested. **KNOWLEDGE, SKILLS & ABILITIES** • Proven ability to do Monthly Budget vs Actual Variance Reports. • Be able to do parking analysis reports. • Be able to do Lease vs Actual analysis report. • Provide customer service & interact with tenants & Management staff in a professional manner • Knowledge of MS Office including, word, outlook, excel and powerpoint. • Proficient on the parking access control systems is preferred. • Initiative, high energy, strong sense of urgency, and the ability to handle different tasks simultaneously. • Good communication skills both written and verbal. • Solid organizational and problem solving skills. • Proven ability to work well with a various level of staff and management.
