Job Title: Property Accountant

Job Description

The Property Accountant is a detailed, analytical, and strong team player who can leverage their knowledge of accounting systems, procedures, and compliance. This role ensures accounting records on assigned properties are properly documented daily and plays a key role in supporting the client services department. The ideal candidate is dedicated, flexible, and adaptable to meet changing needs and workplace challenges.

ResponsibilitiesPerform complex accounting functions for a portfolio of real estate properties accurately, efficiently, and by the assigned deadlines with limited supervision.Have full involvement, responsibility, and accountability for their portfolio, including Monthly Financial Statement preparation and distribution, Annual Budget Input, and Loan/Mortgage Calculation.Coordinate with property managers to ensure compliance with all procedures, evaluate and prepare annual budgets, review expense ledgers, and assist in recovery reconciliations.Research and analyze financial data as required internally by management and externally by investors and other parties.Conduct daily bank reconciliations, including follow-up and correction of outstanding items.Reconcile and understand all balance sheet accounts, producing monthly financial statements and supplementary reporting as required.Ensure all GST and other legislated taxes and assessments are reconciled and remitted.Monitor and review monthly receivables for accuracy, adjustments, and/or corrections.Monitor cash positions and anticipate future cash deficiencies.Complete year-end CAM recovery adjustments and tenant billings for assigned properties.Complete the accounting portion of annual budgets, following up on the status of budgets throughout the draft, revised, and final stages to ensure completion within the assigned deadlines.Utilize and develop skills such as problem-solving, decision-making, time management, and effective communication to achieve desired results.Essential Skills3+ years of previous experience in an Accounting or Finance role, specifically in rental property accounting.Experience in preparing and analyzing financial statements.Degree or Diploma in Accounting.Proficiency in Microsoft Excel, Word, and Outlook.Experience with basic Excel formulas, VLOOKUPs, and Yardi.CPA designation (preferred).Additional Skills & QualificationsCPA designation (preferred).Experience with Yardi.Big 4 experience (preferred).Experience managing a portfolio of 30+ properties.Outstanding communication skills, both verbal and written.Excellent analytical skills with keen attention to detail.Proven combination of attention to detail with speed and efficiency.Ability to communicate clearly with both internal and external contacts.Experience providing excellent customer service in a demanding environment.Ability to multi-task and thrive in a fast-paced environment.Good professional judgment and critical thinking skills.Well-organized, resourceful, and able to meet deadlines.Ability to work effectively in a team environment.Possess a sense of urgency to ensure departmental service deliverables and standards are met.Work Environment

The role follows a hybrid work schedule with in-office days on Tuesday, Wednesday, and Thursday. Initially, the position requires five days in the office. Working hours are from 8:30 AM to 5:30 PM with a one-hour break. Transit accessibility is available, and the candidate can be located in Calgary or Vancouver, although BC-based employees may need to start slightly earlier.

Pay and Benefits

The pay range for this position is $33.65 - $40.86
