Property Accountant
Description We are offering an exciting opportunity for a Property Accountant in the Real Estate industry, located in Overland Park, Kansas. As a Property Accountant, you will be in charge of a variety of accounting tasks and lease administration duties for commercial office buildings. Your responsibilities will include managing accounts receivable and payable, handling tenant communications, and preparing financial reports, month end close and so much more! Responsibilities: • Oversee the accurate and efficient processing of tenant cash receipts • Maintain and review accounts receivable and payable, ensuring all transactions are properly coded for entry • Prepare and manage monthly financial reporting packages • Engage in regular communication with tenants regarding invoices, payments, and lease issues • Conduct bank reconciliations and review rent reports for each building • Monitor tenant leases and apply concessions, abatements, or credits as needed • Handle communication with auditors, and address any building issues as they arise • Prepare necessary journal entries, including those for recurring charges like rent, real estate tax, and insurance • Calculate, prepare, and record utility tenant billing based on meter readings and bills • Analyze new leases and addendums, and set up information on MRI program • Conduct annual duties such as preparing budgets for each building and calculating annual tenant chargebacks/additional rent • Undertake special projects as requested. Requirements • Minimum of 3 years of experience in property accounting or a related field. • Proficiency in accounting functions and general ledger management. • Experience in handling Accounts Payable (AP) and Accounts Receivable (AR). • Strong knowledge of accrual accounting principles. • Previous involvement in conducting or assisting with auditing processes. • Expertise in property accounting, understanding the specific requirements and complexities of real estate industry. • Proficiency in using MRI Software for accounting and financial management. • Experience in performing month end close procedures. • Ability to conduct bank reconciliations and CAM reconciliation. • Experience in preparing and posting journal entries.
