Property Administrator
Description We are offering a long term contract employment opportunity for a Property Administrator in Keene, California, 93531, United States. This role involves the management of residential real estate property, either directly or through subordinates, and acting as the official on-site representative for our organization. Responsibilities: • Draft agreement outlining the extent and scope of management responsibilities, services to be performed, and costs for services after discussing terms and conditions with the client. • Prepare lease or rental agreements for lessees and manage the collection of specified rents and impounds. • Oversee bookkeeping functions, credit client account for receipts, and debit account for disbursements such as mortgage, taxes, insurance premium payments, management services costs, and upkeep and maintenance costs. • Organize alterations to, maintenance, upkeep, or reconditioning of property as specified in management services or lessee's agreement. • Procure supplies and equipment for use on leased properties. • Direct the preparation of financial statements and reports on the status of properties such as occupancy rates and dates of expiration of leases. • Issue checks for monies due to the client. • Respond to emergency calls and situations as required. • Assist with eviction of tenants in compliance with court order and directions from supervisor. • Communicate and interact with residents individually or in groups as required. • Carry out supervisory responsibilities in accordance with the organization's policies and applicable laws including interviewing, and training employees; planning, assigning, and directing work; appraising performance; rewarding and disciplining employees; addressing complaints and resolving problems. Requirements • Minimum of 2 years of experience as a Property Administrator or in a similar role. • Proficiency in Accounting Software Systems to manage financial data effectively. • Familiarity with ADP - Financial Services for streamlined financial operations. • Experience with CRM for managing and analyzing customer interactions and data. • Proficiency in JD Edwards EnterpriseOne for integrated applications of business value. • Ability to use a Management System to streamline processes and increase efficiency. • Knowledge of Accounting Functions to ensure accurate financial reporting and control. • Experience in managing Accounts Payable (AP) and Accounts Receivable (AR) to ensure smooth cash flow. • Proficiency in Billing Functions to ensure accurate and timely invoicing. • Familiarity with Budget Processes to plan and control company's financial resources.
