We are seeking a highly motivated and experienced individual to join our team as the Property Management Lead for a large industrial portfolio in Puerto Rico. This role will be a vital leadership position and be responsible for driving the success of the entire portfolio through the property management division. In this role, you will not only be responsible for managing properties but also for providing leadership, mentorship, and training to a team of property managers. The ideal candidate will have a strong background in property management and a demonstrated ability to lead and inspire a high-performing team. 

Responsibilities:

Perform property manager duties, including lease administration, tenant relations, maintenance coordination, and financial reporting.Lead, mentor, and train property managers, providing guidance and support to ensure optimal performance and development.Foster a collaborative and positive team environment, promoting teamwork, open communication, and a commitment to excellence.Develop and implement property management policies, procedures, and best practices to ensure efficient operations and consistent service quality.Conduct regular performance evaluations for property managers, providing constructive feedback and identifying opportunities for professional growth.Collaborate with cross-functional teams, including asset mgmt., leasing, finance, and facilities, to optimize property performance and enhance tenant satisfaction.Stay informed about market trends, industry advancements, and legislative changes that may impact property operations.Identify areas for process improvement and implement initiatives to streamline operations and enhance overall efficiency.Assist with the recruitment, selection, and onboarding of property managers, ensuring a high-caliber team that aligns with company values and objectives.Serve as a point of contact for escalated tenant issues, ensuring prompt resolution and maintaining positive tenant relationships.Monitor key performance indicators, track property performance, and prepare regular reports for senior leadership.Stay up to date with new technologies and tools relevant to property management, recommending and implementing innovative solutions.Risk management: uphold compliance with all applicable laws, regulations, and industry standards.Lead the annual budgeting process, monitor expenses, and provide recommendations for cost-saving initiatives.Lead and be accountable for the monthly reporting process.Management and support for tactical-level projects. Take part in leadership committees to resolve escalated issues and strategy decisions.

Qualifications:

Bachelor's degree in Engineering, Real Estate, Business, or a related field preferred.Minimum of 7 years of experience in senior property management positions, specifically industrial.Strong knowledge of property management principles and practices.Leasing experience will be considered a plus.Excellent leadership and interpersonal skills, with the ability to inspire and motivate a team.Excellent communication and negotiation abilities, with the capability to interact effectively with stakeholders at all levels.Proficiency in property management software, such as Yardi and Prism is a plus.Detail-oriented with strong organizational and problem-solving skills.Ability to work independently and manage multiple priorities in a fast-paced environment.Knowledge of Puerto Rico real estate market, laws, regulations, and building codes.Professional certifications such as Certified Property Manager (CPM) or CCIM are a plus.Bilingual fluency in English and Spanish.Willingness to travel, as necessary.
