Job Summary: The Property Manager is responsible for maximizing the performance, profitability and protection of Wawa’s existing real estate portfolio through compliance of contractual obligations and local regulations, brand protection and cost control measures.   

Principal Duties:

Work with internal partners to institute compliance of lease agreements, ancillary agreements, and jurisdictional requirements, such as conditional uses, to mitigate impact to business continuity and operating expense budgets.  Promptly address violations, complaints and default notices received from landlords, third parties and regulatory authorities to mitigate defaults, operational impacts, and financial damages by promptly resolving conflicts working with Facility Management, Store Operations, Supply Chain, Legal and other internal departments.Interpret contractual obligations for internal stakeholders, and partner with them to amicably resolve landlord/tenant conflicts; re-negotiate terms based on changing business needs or ambiguous language. In collaboration with Facility Management, Store Operations, Construction Management and other internal partners, review leases, construction plans, proposals, and other documents as required for landlord and third-party construction to drive appropriate actions with a focus on protecting store operations and financial impact.Negotiate with landlords, third parties and governmental officials to appropriately establish property maintenance and financial responsibility to minimize property liability and financial impacts.Manage third party reimbursement obligations with Facility Management, Legal and Accounts Receivable to ensure timely reimbursement of funds, and improved budget management.Prepare and present Property Management matters, proposals, and projects for management approval.Partner with facilities to ensure ongoing maintenance of non-operating properties until disposal.  Prior to expiration/surrender, ensure property is prepared for turnover per the terms of the lease by a physical inspection, and perform a final walk through of the space with the landlord for surrender.Perform desktop audits on stores with high operating expenses working with Legal, Accounts Payable, Facility Management and other areas of the business to identify gaps in landlord billings.  Report audit results to Management and Legal.  Negotiate reimbursement of funds and corrected billings with landlords and third parties, memorializing agreements with Legal and adjusting budgets with Accounting and Finance.Cultivate and maintain strong relationships with internal stakeholders, landlords, property management service providers, tenants, government authorities, and brokers.Maintain data and reporting requirements to ensure accurate, consistent, and reliable reporting.

Basic Qualifications:

Bachelor’s Degree in related field preferred3-5 years of relevant experience; preferably in a retail real estate environment with the ability to read, understand and interpret real estate contracts, property surveys, site plans, and construction drawings.Proficient with IWMS systems such as Tango, Accruent, TririgaAdvanced in Microsoft Office Suite
