Job Summary
\n\n\n\n\n\n\n\n$60K\n10% of first month’s rent on new accounts\n10% lease fee for new 12 month leases\n50% split on real estate sales\nParking stall-downtown Honolulu\n\nProperty manager for long term rental leasing, maintenance and Property Inspections – Property Manager with active Hawaii Real Estate License to assist with leasing operation for our Oahu and Kona portfolio of active long-term rentals. Seeking experience in residential property management with maintenance knowledge. Must enjoy working with a team and taking care of our clients and tenants.
\n\nOutstanding management and customer service for long-term Rental Portfolio, Owners, and Tenants.
\n\nReports directly to the Principal Broker and/or Broker in Charge for all branch procedures.\nAssist Branch Manager/BIC and property manager to inspire small team on three islands in comfortable downtown Honolulu office setting.\nBusiness Development and maintain local relationships.\nAppFolio experience preferred.\nAll aspects of leasing residential properties to include signing, setting up new accounts, marketing, showing, screening, inspections, lease renewals, rent collection, maintenance work orders, maintaining relationship and communication with owners and tenants, security deposit refunds and evictions.\nHeavy emphasis on maintenance and housekeeping work orders as well as inspect vendor’s completed work.\nMove in and move out inspections as well as mid-term inspections for tenant occupied units.\nObtain and track estimate for renovations.\nAbility to work well with Rental Managers, Accounting Department, BIC, Operations Manager, and Principal Broker.\nWork with Oahu accounting team and corporate accounting to ensure efficient and successful rental accounting operation and the ability to analyze basic tenant and customer ledger for any payments, credits, ledgers, GET tax questions and processing security deposits when necessary.\nAbility to meet deadlines and the ability to multi-task projects in a fast-paced environment.\nRegular inter-island travel may be required. \nReliable transportation and Driver’s License.\nMust have active Hawaii real estate license or broker’s license in good standing.\n\n Requirements\nFriendly and strong interpersonal and communication skills with aloha.\nStrong ability to investigate and resolve maintenance issues.\nInventory furnished units.\nSelf-motivated, self-starter and self-directed.\nAbility to provide outstanding client services for tenants, guests, and homeowners.\nMarketing and Business Development skills helpful with knowledge of Oahu and Big Island.\n\n\nAssociate degree preferred but not required.\n2+ years industry or real estate knowledge preferred.\n\n\nActive Hawaii Real Estate License required.\n\n
