**Job Description Summary**

As a Property Manager you’ll have the opportunity to oversee the daily operations of a commercial property portfolio. This includes managing tenant relations, property financials, vendor services and lease administration. The ideal candidate will be highly organized, proactive, and have excellent communication skills to ensure a high level of customer service and operational efficiency.
**Job Description**
**Key Responsibilities** :
+ Review & approve invoices and process tenant billbacks.
+ Verify and approve tenant rent invoices and review rent rolls for accuracy.
+ Handle all tenant communication i.e. accounting inquiries, service requests, and general property-related correspondence, including routine in-person tenant meetings.
+ Obtain and review proposals for vendor services and coordinate vendor and project work.
+ Follow through with vendor services to ensure timely completion and compliance with service agreements.
+ Coordinate and follow up on various annual building inspections (e.g., fire, boiler, elevator, backflow, storm water/detention basin reports).
+ Conduct property inspections and oversee routine maintenance activities.
+ Coordinate maintenance staff tasks and conduct weekly maintenance staff meetings.
+ Manage workload distribution for the maintenance staff and ensure projects are completed efficiently.
+ Conduct tenant move-in/move-out inspections and obtain bids for tenant move-out damages.
+ Manage tenant receivables, ensuring timely payments and prepare monthly AR report.
+ Complete monthly variance reporting and accruals.
+ Abstract and upload all new leases, extensions, expansions, modifications, unit changes, and building re-measures to Yardi.
+ Develop annual property budgets ensuring all income & expenses are reported.
+ Review and finalize annual CAM (Common Area Maintenance) reconciliations.
+ Revise and manage annual operating expense estimates for tenants in Yardi.
+ Coordinate the return of tenant security deposits or billing of move out damages.
+ Plan and coordinate tenant events.
+ Complete annual Income & Expense Statements for township.
+ Complete C&W property assessments for portfolio compliance.
+ Calculate and update property CAM Sheets and rent rolls, as requested by client.
+ Handle all off-hour emergency calls and coordinate immediate response actions with the appropriate staff and service providers.
**IMPORTANT EDUCATION**
+ Bachelor’s Degree in Business Administration or related discipline preferred
**IMPORTANT EXPERIENCE**
+ 4+ years of commercial property management experience
**ADDITIONAL ELIGIBILITY QUALIFICATIONS**
+ Proven experience in property management.
+ CPM, RPA, or CSM designation or in process
+ Strong understanding of lease administration, financial reporting, and vendor management.
+ Familiarity with property management software, preferably Yardi.
+ Excellent communication and interpersonal skills, with the ability to handle tenant inquiries and concerns professionally.
+ Ability to manage multiple tasks and projects simultaneously.
+ Strong attention to detail and organizational skills.
+ Ability to analyze, prioritize, and delegate.
+ Advanced knowledge of Microsoft Office Suite.
**WORK ENVIRONMENT**
This position operates in a professional office environment during standard business hours. This position will work in the office 5 days per week. This role routinely uses standard office equipment such as computers, phones, photocopiers & filing cabinets. Regularly required to travel outside between properties in varying weather conditions.
**PHYSICAL DEMANDS**
The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job. While performing the duties of this job, the employee may need to stand and walk for extended or continuous periods of time. They must be able to ascend and descend staircases, ladders, and/or step stools and may be required to travel outside between buildings in varying outdoor weather conditions. The employee may also be regularly required to remain in a stationary position (sit or stand) for 85% of the time; regularly operate office machinery.

The compensation that will be offered to the successful candidate will depend on factors such as whether the position is covered by a collective bargaining agreement, the geographic area in which the work will be performed, market pay rates in that area, and the candidate’s experience and qualifications.
The company will not pay less than minimum wage for this role.
The compensation for the position is: $89,250.00 - $105,000.00
