Duties of this position include, but are not limited to, the following:• Supervise subordinate staff, contract workers, vendors and consultants in the performance of all maintenance, grounds, and custodial work in a large governmental building or cluster of buildings;• Candidates would be considered the main point of contact for tenant agency representatives and visitors regarding building issues, ensuring customer satisfaction and quality assurance;• Responsible for maintaining a scheduled maintenance program; supervising minor modifications to the building; inspecting office space and common areas to ensure that custodial work performed meets specifications and department expectations;• Determining appropriateness of custodial procedures and methods; preparing budget requests; planning, prioritizing, and controlling the spending of allocations for your assigned area of responsibility; and managing building contracts;• Main point of contact in remediating both scheduled and unscheduled building related emergencies on and off regularly scheduled shift times;• Availability to cover overtime is expected and required;• Candidates must have at least two years of supervision of Custodial and semi-skilled staff;• Candidate should also have experience in NYS procurement guidelines; and• Candidate would also be expected to adjust shifts for second shift inspections at predetermined intervals as needed. Minimum Qualifications MINIMUM QUALIFICATIONS: NY HELPS This title is part of the New York Hiring for Emergency Limited Placement Statewide Program (NY HELPS).For the duration of the NY HELPS Program, this title may be filled via a non-competitive appointment, which means no examination is required but all candidates must meet the minimum qualifications of the title for which they apply. At a future date (within one year of permanent appointment), it is expected employees hired under NY HELPS will have their non-competitive employment status converted to competitive status, without having to compete in an examination. Employees will then be afforded with all of the same rights and privileges of competitive class employees of New York State. While serving permanently in a NY HELPS title, employees may take part in any promotion examination for which they are qualified.NON-COMPETITIVE MINIMUM QUALIFICATIONS: To be considered for appointment through NY HELPS candidates must meet the open-competitive minimum qualifications for this position.
