About the Job We currently have an exciting opportunity for Real Estate Director to join our Real Estate team. This individual will direct the analysis, selection, negotiation, administration and coordination of Tailored Brand’s real estate program for specific brands, across major markets. This position will also be responsible for the transactional management of all corporate office, HUB, Distribution Center and other leased or owned properties. Directs the development of market plans, trade area analysis site selections, and Letter of Intent (LOI) negotiations. Individual will be involved in the relocation, replacement, renewal and expansion programs specific to assigned brands and other initiatives assigned by the Sr Vice President of Real Estate. What You’ll Do | Key Accountabilities Develops comprehensive, by brand and market, real estate strategy and execution planning in conjunction with Data Analytics and FP&A partners. Market plans will include evaluation of existing stores positioning relative to the main retail corridors, potential for closing and relocation needs, new stores selections and remodel/refresh strategies. Partners with cross-functional teams to identify areas of opportunity for brand needs and develops specific action planning to align with corporate strategies. Analyzes market data such as demographics, income levels, trends and competitor information to determine site feasibility. Partners with field Zone VPs to drive development needs in their respective markets, including development and maintaining of portfolio asset review process. Research the density of core customers, level competition, major traffic areas and retail synergistic trade areas. Develops a broker network to assist in the location and negotiation of specific sites. Trains brokers to understand company standards for site development and economic terms of lease. Consistent monitoring of broker performance. Negotiates business terms of lease to include economic and site data such as rent/lease terms, condition of location, landlord build contributions, aligning negotiations with all required key business and legal points as established by real estate and legal partners. Prepares and presents packages and summaries for Real Estate Committee regarding prospective sites, created in partnership with Data Analytics and FP&A support teams. Interface with landlords regarding questions or problems with lease terms and other agreements, in partnership with TBI legal team. Establishes relationships with landlord and retail developers to consistently be included as part of future development retail plans. Coordinates with design and construction personnel to execute end to end site selection to opening process. Consistent management of pipeline tool from site selection to store opening. Develop robust pipeline and assist with accurate projections of new store openings 12-24 months out. Responsible for accurate reporting of existing location lease actions, new store pipeline and other real estate initiatives. Exhibits understanding and intentional practice of owner’s mindset mentality. Manages all transactions in owned assets portfolio, including but not limited to sale or sell lease back transactions. Manages entire portfolio of logistics and transportation HUBS, Distribution Centers, Corporate Offices and other corporate supporting locations. Skills & Experience Minimum Requirements: Bachelor’s degree required in Business, Real Estate or related field and 10 + years of relevant experience Preferred Requirements: Master’s degree in business, Real Estate and/or 10+ years of retail real estate site selection and lease negotiations. (20+ annual new deal execution) Strong verbal and written communications skills, highly organized, detailed oriented, and proficient in Microsoft Office programs Ability to read, interpret, and analyze a P&L statement and to then participate in the development of highly effective actions plans on specific objectives, goals and strategies Knowledge of Demographic Mapping Software required Superior people skills; well-developed oral and written communication skills with the ability to teach, coach and mentor effectively. Strong negotiation skills and the ability to influence others at any level within the organization or external in interactions. Understanding complex leases/corresponding legal terms Proficient in spreadsheets, analysis, presentations and program management. Highly organized and able to manage time effectively; able to effectively and efficiently manage multiple projects simultaneously. Work Environment, Physical & Mental Demands Ability to sit and work at a computer keyboard for extended periods of time Ability to stoop, kneel, bend at the waist, and reach daily Able to lift and move up to 25 pounds occasionally Must utilize visual acuity, speech and hearing, hand and eye coordination and manual dexterity necessary to operate a computer and office equipment Hours regularly 40 hours per week, as work dictates, from both office and remote locations Position requirement is East Coast location based with ability to consistently interact onsite with Atlanta Corporate office leadership Up to 15-20% travel which includes market trips, industry conventions and other events, landlord portfolio negotiation meetings and other specific travel as designated by SVP of Real Estate.
