The Global Real Estate – Europe Real Estate Manager role will support and manage activity relating to the planning and execution of real estate transactions and strategy, across all GEHC business units and functions, in Europe. Lead and act as the single point of contact for individual projects and coordinates internal and external resources.
Drive evaluation of alternatives and decision-making process for real estate decisions, assess impact on financial statements, and reduce other risks and liabilities.
Provide deep corporate real estate expertise and value across the European real estate portfolio of >130 sites / 6M SF across all asset types.
Managing property acquisitions, dispositions, and renewals, whether purchased, sold, leased, to support GEHC’s global strategy.
Ensuring timely and accurate preparation and management of:
statements of requirement by business units
real estate due diligence analysis
guidance/consultancy of options
letters of intent
RFP’s
negotiation of leases
purchase & sale contract terms and conditions
Support the development of strategies to reduce costs while optimizing the real estate footprint and employee experience working together with the workplace team.
Providing day-to-day performance management for external brokers, suppliers and consultants, in the transaction management of the portfolio, including new lease requirements, renewals, sub-lettings, lease surrenders, restoration, credit control and other property matters.
Championing the implementation of a best in class set of tools and standards and support the roll out of GEHC’s Workplace Playbook.
Building relationships with regional business unit stakeholders, as well as collaborating and deepening the relationships with the GEHC functions (I.e. Legal, Treasury, Finance, Tax, EHS, Security, HR, Branding) to support GEHC’s portfolio ambitions.
Ensuring data is captured accurately and consistently across the Europe Region, for each transaction and deal proposal, and recorded in the central database to enable consistent Management Information reporting and financial evaluation. Leading in critical event meetings and weekly portfolio reviews.
Championing and ensuring compliance with all GEHC and GRE standard operating procedures, processes and EHS requirements.
Support M&A project real estate due diligence (as required).
Required QualificationsGood communication skills both verbal and written, collaborative and flexible style
Pragmatic results driven/execution focused
Bachelor’s degree from an accredited university or college
5+ years experience in a corporate real estate setting
Office, industrial, and lab asset types
Experience of working globally or in a multi-country setting, with cultural awareness and language skills specific to region
Project Management, design and construction knowledge and awareness
Desired CharacteristicsWell-developed interpersonal communication style and demonstrable inclusive leadership skills
Proficiency in Power BI reporting and excellent excel skills are desired.
Proven ability to deliver a multi-disciplinary approach to corporate real estate, providing a holistic approach to property within established processes.

Strong capability and knowledge of the principles of agile working in the corporate workplace. Champion and support agile working, by working holistically with the occupancy planners, workplace team, business stakeholders, HR and IT.
Strong contract negotiation and influencing skills, derived from a strong working knowledge of commercial property practices, investments, development and valuation.
Strong understanding of investment principles including evaluation through DCF, IRR and NPV analysis.
Demonstrable supplier performance measurement and management expertise.
An understanding of the principles of sustainability as part of the property life cycle.
Working towards a professional qualification or relevant professional qualification a plus (RICS, MCR, or equivalent).
