Job Description:

The Real Estate Representative (Dispositions) is responsible for supporting the real estate operations by managing and maximizing the value of real estate assets. This individual teams with a Real Estate Manager, Senior Manager, or Director as well as cross-functional business partners to manage the existing stores and vacant real estate for RaceTrac. Up to 40% travel required.

Responsibilities:

Negotiates sale and lease agreements and  manages the process for all surplus and property dispositionsDevelop and execute a comprehensive strategy for property disposition, including pricing & property values, market trends and strategies, marketing, and negotiation.Cultivate and maintain relationships with potential buyers, tenants, brokers, and investors to market and attract buyers for the sale of surplus propertiesAct as the primary point of contact for all disposition-related inquiries.Provide exceptional customer service to both internal and external stakeholders to ensure a smooth transaction processConduct in-depth market research to assess demand, competition, and pricing.Provide detailed due diligence, pre-construction property analysis and market insightsIdentify opportunities for portfolio optimization and recommend potential disposition strategies.Maintains an overall knowledge of the processes, procedures, and legalities within the regions.Lead negotiations with prospective buyers or tenants, ensuring alignment with company goals and objectives.Structure deals that maximize profitability and align with the broader strategic goals of the organization.Assess the financial impact of all transactions and make recommendations for adjustments based on market conditions and company requirements.Oversees the entire transaction process, from initial contact to post-sale/lease closing.Work closely with other departments such as Engineering, Construction, Finance, Legal, and Asset Management to ensure a seamless disposition process and optimize development approvals for the disposition portfolio.Participate in strategic meetings and contribute valuable insights regarding property sales and market opportunities.

Qualifications:

Bachelor’s degree from an accredited college or university in Real Estate or related field preferred3+ years Real Estate or related experience preferred2+ years internal experience in Real Estate, Construction, Engineering, or related fieldProficient with MS Office Suite preferredKnowledge of practical application of marketing and analytic platforms such as Placer, Void Analysis.
