Regional Commercial Asset Manager-Industrial West
This role can be based in Iselin, NJ, Atlanta, GA Metro, Dallas, TX Metro or Raleigh, NC Metro, and will be responsible for 1 employee.
In this role you will be the Finance lead for the Industrial (IND) East Regional Asset Management (RAM) (approx. 170,000 sqm of building space).

Acting as the commercial partner to the Regional Asset Manager, being financially responsiblefor the Siemens Real Estate Asset- & Property Management (AP) business of your Industrial Portfolio.
Maintaining joint accountability for your P&L along with the Regional Asset Manager for delivering defined KPIs, such as EBT, Revenue, Maintenance Spending, Vacancy Rate, Customer and Employee Satisfaction. Demonstrating comprehensive business understanding and full understanding of financial impact. You can explain and justify retrospective and future developments of your business. Implementing and conducting planning, forecasting, reporting guidance for the operational performance in your Regional Asset Management. Preparing financial/commercial input for local RE-business topics, e.g. vacancy provisions/impairments, Investment-Applications Business case calculation. Ensuring the implementation of financial and business administration policies, standards and procedures. Maintaining accurate and timely financials (clean books and records) including effectiveness of internal controls and adherence to SRE framework. Coordinating and monitoring accounting, legal, tax and insurance related topics and ensuring its conformity.In this role you will steer and manage in strong partnership with your business partner, the Regional Asset Manager. Coordinate the Global Support Center on a transactional level (daily business) in alignment with Regional Asset Manager. Drivecontinuous improvement of real estate costs and processes in your portfolio to increase and optimize the real estate performance in alignment with Regional Asset Manager. Identify and manage operational risks and initiate corrective actions to minimize negative impacts in alignment with Regional Asset Manager. Support in negotiation of lease in and lease out contracts with external and internal parties in a commercial perspective. Support the Regional Asset Manager with supplier and customer contracts to ensure compliant and standardized contract management.Basic Requirements:
Possessing a bachelor’s degree in a field such Business Administration, Accounting, Economics, or equivalent. Having expert knowledge in Real Estate financial aspects and a professional background of a minimum of 5 years of related experience with responsibility in finance functions. Demonstrable leadership experience with a minimum of 3 years in a managerial role, including a track record in building a high-performance culture showcasing the ability to hire and develop your team to excellence. Actively driving personal and team growth among team members, embracing a positive failure culture. Maintaining an open mindset with a strong focus on achieving results and exceptional problem-solving skills and expertise in strategic thinking, assertiveness, and adaptability. Strong negotiation skills and assertiveness to achieve optimal outcomes. Acting with a strong customer orientation and excellent skills in stakeholder management. Possessing proficiency in MS Excel incl. Business Objects, SAP, Power BI, MS PowerPoint incl. ThinkCell and the ability to analyze and interpret to turn insights into actionable strategies. Fluency in English, both written and spoken. A commitment to onsite presence at least two days a week. It is expected that you will visit the Property Management Units within your area of responsibility on a regular basis. Travel required up to 25%.
