Position Summary:

The Regional Marketing Manager oversees the overall lead generation efforts of an assigned market group located within Progress Residential’s diversified portfolio. This role assists in the the acquisition, engagement and acceleration of quality prospect leads driven through all media channels to improve working pipeline and ultimately drive profitable resident acquisition. The manager will work with other regional roles in the organization to ensure that they are maximizing lead generation efforts to drive business results and deliver our brand promise.  This position, partnering with the digital and internal analytics teams, will also be responsible for forecasting future demand from channels including ILS, organic search and paid media and reporting out to their stakeholders on their efforts.  This role reports to the Director of Digital Demand and works cross functionally within the and with external agencies.

Essential Functions:

Responsible for designing, executing, and continually optimizing market focused demand generation strategies to drive quality lead mix including third party (syndication) channels, organic search and paid media.

Acts as a strategic partner collaborating with portfolio leaders to create and promote market/community specific digital lead generation campaigns that meet or exceed the monthly forecast goals.

Partners with cross-functional teams including pricing, leasing, operations, and external agencies to develop market specific media campaigns related to demand generation, including third party syndication, SEO, programmatic display, paid search and other channels to produce maximum benefit and ROI.

Participates in the collection of feedback from the leasing, pricing, and operations teams on an ongoing basis to optimize campaigns and identify new opportunities to drive greater quantity and quality of leads across the portfolio.

Collaborates with Digital Analytics to ensure that all campaigns (paid and organic) have correct tracking parameters in place.

Partners with the Brand team to ensure that all community collateral contains approved QR codes, URLs and phone numbers where applicable.

Produces weekly and monthly tracking reports to provide visibility into marketing campaign performance for each market within their region.

Works with the SEO team to ensure that each market is well represented with value rich content on and off site.

Develops competitor-based profiles for their region complete with competitive and industry data to understand trends and continuously refine strategy.

Manages the budget required to meet paid demand generation goals and leads the effective prioritization of tactical initiatives.

Performs other job-related duties as assigned or required

Qualifications:

Bachelor’s degree in marketing, analytics, communication, or related field

4+ years of lead generation experience

Demonstrable experience in designing and implementing successful digital marketing campaigns

Strong understanding of digital marketing channels including paid search, SEO email, social, video, programmatic display

Hands-on experience with Google Analytics and Adobe Analytics

Advanced proficiency with Microsoft Office products (Excel, Word, PowerPoint)

Excellent analytical and project management skills

Strong quantitative and problem-solving skills.

Strong team management and communication (written and verbal) skills
