Position Overview: As the Regional Director of Facilities, you will play a pivotal role in maintaining the excellence and safety of our properties. Reporting to the Senior Vice President/Chief Operating Officer, you will oversee maintenance protocols, training, safety measures, and environmental initiatives. Your expertise will drive our property teams to exceed industry standards and ensure compliance with regulations. Key Responsibilities: Develop, implement, and manage effective maintenance policies, processes and procedures Maintain up-to-date knowledge of relevant laws, regulations, trends and issues Perform pre-acquisition due diligence, information gathering and analysis as it relates to safety, risk, and maintenance Develop and implement policies and procedures to maximize employee, resident, and guest safety, and to preserve physical assets Develop Scopes of work and manage and coordinate the capital planning process, including managing multiple projects at remote properties simultaneously Perform pre-REAC and NSPIRE inspections, property audits, and prepare sites for inspections. Collaborate with trainers across our portfolio, developing and conducting hands-on training and fieldwork for maintenance staff. Monitor and evaluate purchasing variances and develop relationships with vendors to attain significant savings Facilitate training sessions for maintenance employees on various maintenance, safety, inspections, and compliance related topics Provide technical advice, management, and leadership to colleagues throughout the organization Create and implement preventive maintenance schedules for each assigned property Manage or assist with various programs, including Lead-based Paint, Radon, Asbestos, OSHA compliance, Safety Assessments/Program, etc. Ensure staff are following applicable building code, HUD/State agency directives, biohazard and waste requirements, etc. Provide training on Yardi work order processes Oversee maintenance-related contracts, service agreements, and purchases Work with POAH Real Estate Development to define rehab project scopes. Ensure compliance with federal, state, and local laws and agency regulations. Interpret financial statements and understand accounting related to apartment operations. Qualifications: B.A. or B.S. preferred, with some post-high school education. Minimum of 10 years of experience in property management, asset management, or related fields. Proficiency in computer use (Word, Excel), Yardi, and other relevant software. Knowledge of HUD regulations, low-income housing tax credit program, and building codes. Understanding of Excel and financial reporting software. Strong leadership, communication, and problem-solving skills.
