We (JLL) are seeking an experienced and dynamic Regional Field Services Auditor / Operations Technician to oversee and optimize our regional vendor performance. The ideal candidate will be responsible for assisting with the development and implementation of an effective vendor oversight and audit program that will raise the level of vendor accountability across the region.
Key Responsibilities
Develop and execute strategies aligned with our Client's goals and objectivesBuild and foster relationships with vendors that focus on a culture of compliance with scope understanding and executionGain strong knowledge of contract requirements and service levels for the account team’s Vendor partnersAssist with the development of a Vendor Oversight and Audit program and serve as the field representative executing the program across the Client’s regional portfolio of propertiesPerform site audits at Client properties leveraging knowledge of vendor contract/scope requirements to identify areas of non-complianceManage follow-up efforts through the CMMS system with vendor(s) to ensure that non-compliant areas/items are scheduled and addressedMonitor completed/in process work for quality and safetyManage escalations on non-compliant areas/items that are not addressed in a timely mannerDevelop a routine reporting structure that ensures that vendors are aligned with areas where improvements are needed while providing the JLL and Client team updates on program progressEffectively communicate with vendor, Client and JLL team membersMiscellaneous support requirements for the regional operations team as neededTravel as required within the Client’s regional portfolio of propertiesSafety
Comply with all safety procedures, maintaining good housekeeping and safety of work areas. Recognize danger and safety hazards and propose methods to eliminate them.Maintain compliance to State, County, or City Ordinances, Codes, or Laws.Must complete all required safety trainings as scheduledIdentifies communicates and participates in resolution of all Environmental Health and Safety (EHS) issues as they arise. Be able to update work order status in real timeUtilize Client CMMS system for all work performed.Escalating problems or issues to Customer and Manager in a timely mannerWorks with Client and JLL Facility Management teams on scheduling and reporting of Vendor Management activitiesManage routine reporting required for Vendor oversight areas of focusAttend and schedule work and vendor meetings as requiredAny other duties and tasks assignedQualifications
High School Diploma or equivalent; vocation degree program preferredMinimum of five (5) years of field experience including knowledge of building systems, mechanical/electrical systems and maintenanceValid Driver’s License and ability to Background CheckAbility to read and understand contracted scope and vendor agreements to ensure that results in the field match those that are contractually agreed upon.Other abilities
Strong Customer Service skillsStrong Interpersonal skills, ability to communicate well in both oral and written reports. Leads by example. Manages competing priorities well. Ability to analyze and make decisions based on broad range of data.Must be proficient in basic computer application software, such as MS Office, CMMS / Work Order systems, etc.Ability to work within teams and with contracted trade partners to effectively audit and manage work performanceAbility to work independently to drive resultsPhysical Work Requirements:
Lifting up to 80 lbs.Working from heights.Frequently climbing, bending, lifting, kneeling, stooping, and working/extending overhead.Working in adverse conditions (i.e., extreme cold, extreme hot).Climbing a ladder with a 300 lb weight limit while carrying a tool bag weighing approximately 20 lbs.Climbing a ladder up to 30 feet.Driving throughout the Client’s regional portfolio of properties (up to 4 hours of driving one-way)Location:
