Regional Maintenance Services Director
Ideal candidate will live in or around Atlanta, GA or in the Colorado Area. Must be willing to travel 80% of the time. 

Purpose

The REGIONAL MAINTENANCE SERVICES DIRECTOR oversees the development and implementation of all maintenance services programs in an assigned area or region in accordance with all laws, regulations and Century Park standards. Reports to Chief Operating Officer and Executive Vice President.

Working Conditions Performs work inside and outside in all weather conditions Attends and participate in continuing education programs Possible exposure to hazardous chemicals Possible exposure to electrical hazards and machine guarding Works in department as well as throughout community Subject to frequent interruptions Involved with residents, associates, visitors, government agencies/personnel, etc. under all conditions and circumstances Subject to hostile and emotionally upset residents, family members, etc. Works beyond normal working hours, on weekends and holidays, and in other positions temporary as necessary Subject to falls, burns from equipment, odors, etc. throughout the workday Possible exposure to infectious waste, diseases, conditions, etc., including exposure to the AIDS and hepatitis B viruses Education and Experience Must have high school diploma or equivalent Must have a minimum of three (3) years' maintenance experience in senior housing industry Must have demonstrated knowledge of various mechanical, electrical, and plumbing systems Must have the ability to read and interpret blueprints Must be knowledgeable of local building codes and ordinances, including OSHA safety regulations Specific Requirements Must have reliable transportation and be willing and able to travel extensively, 80% to serve communities on-site (expectation is 4 days of 5 days per week in communities). Must have a valid driver's license in current State with satisfactory driving record per Century Park standards Must possess the ability to make independent decisions when circumstances warrant such action Must be knowledgeable of maintenance practices and procedures as well as the laws, regulations, and guidelines governing maintenance functions in an assisted living or independent living community Must have the ability to implement and interpret the programs, goals, objectives, policies, and procedures of the maintenance department Must perform proficiently in all competency areas including but not limited to: training maintenance directors, general maintenance responsibilities, supervisory responsibilities, resident rights, and safety and sanitation Maintains confidentiality of all proprietary and/or confidential information Must understand and follow company policies including harassment and compliance procedures Displays integrity and professionalism by adhering to Century Parks’ Code of Ethics and completes all required compliance training Primary Job Responsibilities

Below is a description of basic job duties though other related duties may become necessary as directed by supervisor.

Administrative and Planning Plans, develops, organizes, implements and evaluates maintenance services goals for area communities Assists Maintenance Director with labor and expense control budget compliance Assists with recruiting, interviewing and hiring Maintenance Directors Provides training to new Maintenance Directors (TELS, MSDS, OSHA, Safety, spend downs, inventory, labor/expense control) Ensures new Maintenance Directors understand their role in training staff and in new hire Orientation Ensures accurate maintenance records of work performed and costs involved are in TELs program Insure accurate equipment inventory and upkeep (from boilers and lawnmowers to small socket wrenches) May assist with planning, organizing and supervising larger construction projects as needed Maintenance Services Duties Serves as community Maintenance Director as needed Ensures staff is properly trained on all safety including: electrical, chemicals, equipment, supplies and in compliance with OSHA safety regulations Directs all maintenance programs for heating, cooling, water, gas, electrical, mechanical, grounds, carpentry, painting, sprinklers, fire alarms, plumbing, building exteriors, etc. Monitors community and grounds regularly to identify needed repairs or replacements: apartments, common areas, depart work areas, landscaping, signage, sidewalks, driveway, parking area, fences, curbs, retaining walls, etc. May complete minor repairs (i.e., icemakers, dyers, washers, dishwashers, small appliances) Ensures apartments are ready for residency: wall repairs, painting, plumbing repairs, electrical repairs, cabinetry, appliance repair, carpet/drapery damage or replacement, etc. Ensure safety inspections are completed timely: emergency lighting, smoke detectors, fire extinguishers, fire drills, etc. Ensures effective pest control program is implemented Ensures preventive maintenance is scheduled to refurbish or replace deteriorating items and avoid future costly repairs Inspects energy conservation efforts community-wide (i.e., insulation of pipes, no excessive lights burning, thermostat settings, not leaving doors and windows open, water conservation.) Promptly notifies RDO and Executive Director of maintenance-related repairs or other concerns May assist with housekeeping department management Essential Functions Must be willing and able to travel extensively, including overnight stays Must be able to plan, supervise, and direct maintenance programs Must be able to inspect equipment/systems regular for proper functioning and safety Must be able to handle incoming and outgoing freight, and lift and move heavy furniture and equipment Must be able to perform duties as a Maintenance Director as needed Must follow company policies including harassment, code of ethics, complaint procedures, safety, sanitation, confidentiality, dress code, open door, and resident rights Must ensure compliance with regulatory standards Must be able to read, write, speak, and understand the English language Must demonstrate regular, dependable attendance Must be able to communicate and function in an interdisciplinary team. Must assist with evacuation of residents and support residents during times of crisis (i.e., natural disasters). Must be able to concentrate and use reasoning skills and good judgment.
