REGIONAL MANAGER
Overview Gates Hudson is in need of a Regional Manager based out of our corporate Fairfax office supporting the Northern Virginia and Maryland market. Under the direction of the Assistant Vice President or the Vice President, the REGIONAL MANAGER is totally accountable for the property operations. The REGIONAL MANAGER is to effectively manage and coordinate persons, activities and available resources in order to accomplish property objectives as set forth by the Assistant Vice President or the Vice President and the Property Owner. Responsibilities may include maintaining zero vacancy; achieving “bottom line” budget net cash flow and budgeted cash balances by maximizing income; minimizing delinquency and expense; and providing quality service for our residents. In addition, the REGIONAL MANAGER must be knowledgeable in all phases of leasing and follow Fair Housing Standards. Responsibilities The REGIONAL MANAGER regularly performs these duties: Personnel Establish written business goals and objectives for managers directly reporting to you. Empower managers to work collaboratively to accomplish business goals and establish best practices. Effectively leverage talent within portfolio, promoting from within while supplementing with external talent as necessary. Leverage a succession plan to develop talent and anticipates needs. Actively participate in the hiring process. Manages performance issues in a timely and effective manner. Foster a diverse and inclusive workplace. Educate and inform the teams of the correct policies and procedures. Financial Ensure occupancy targets are achieved through leasing and resident retention. Create value for clients through meeting NOI and revenue goals. Prepare and submit for approval annual budget and capital improvement list. Implement approved annual budget and capital improvement list. Authorize purchases and approve invoices for payment, as outlined in the approved budget. Prepare monthly, quarterly, and annual reviews of operations, including statements and analyses. Prepare for and attend owner’s meetings and Manager’s meetings. Marketing/Leasing Possess thorough knowledge of competition and market knowledge of portfolio. Collaborate with the Marketing Department on leasing, advertising, and marketing plans for the property. Ensure resident selection criteria are being adhered to at property level. Resident Relations Ensure operational execution yields consistently strong resident satisfaction survey results. Oversee execution of proactive and timely reputation management strategies via social media – ratings, reviews, responses. Proactively build and maintain strong relationships with clients and vendors. Ensure each property provides/builds value for the client. Ensure resident retention programs are working. Administrative Inform AVP/VP of operational needs, i.e., reporting, administrative needs, etc. Process incident/accident reports, insurance claims, handle potential litigation requests, and follow through. Respond to tenant correspondence, insurance company recommendations, etc. Prepare annual calendar for property to include marketing plan, preventative maintenance schedule, specials implementation, meetings, court dates, etc. Property Maintenance Partner with Gates Hudson Services and engineering teams to ensure physical assets are operating at peak performance levels. Update contract analysis for properties. Ensure exceptional curb appeal. Perform weekly inspections of buildings, grounds, and vacant units with Property Manager. Perform monthly inspection of preventative maintenance logs and ensure compliance with schedule. Ensure quality control of employee workmanship, contractors, and competitive pricing of vendors; inform AVP/VP of findings. Visit all properties a minimum of three days per week. Prepare energy management plan. Safety Ensure that unsafe conditions are corrected in a timely manner. Qualifications This position requires: 5 years experience or more in Class A and/or mixed-use multifamily property management BA/BS degree or industry certifications. 3 - 5 years of experience in multi-family property management. 5 - 7 years of people management experience. 3rd party management experience. The successful incumbent will have: Strong, positive, motivational leadership style in managing multiple teams to success. Strong communication and presentation skills. Proven track record of ability to build consensus among diverse stakeholders. Strong financial aptitude and analytical skills. Strong Financial Analysis, Budgeting, P&L Management skills. Proficiency with property management software platforms, preferably Yardi.
