WHAT YOU’LL BE DOING AS A REGIONAL MANAGER Direct, challenge, and motivate Community Managers to run high-performing properties, helping Related provide affordable housing to eligible individuals and families under the HUD Project-Based Section 8 (PBRA) and LIHTC Low-Income Housing Tax Credit, and additional programs. Ensure annual property budgets are set appropriately by Community Managers; provide guidance and support as needed. Develop and execute SMART action plans to improve portfolio revenue and minimize controllable expenses; ensure the portfolio performs at or above annual budget expectations. Hire, train, develop, and manage direct reports to maximize performance. Create an engaging, inclusive, and diverse growth and learning culture throughout the portfolio. Ensure talent management best practices, focusing on internal growth and strengthening the talent bench. Lead consistent communication throughout the portfolio to align business goals. Ensure properties meet Related’s maintenance expectations; propose capital improvements as needed to maximize asset value and compliance with HUD Project-Based Section 8 (PBRA) and LIHTC Low-Income Housing Tax Credit, and additional standards. Partner with property support teams (e.g., Compliance, HR, Facilities) to address concerns and advance the portfolio. Qualifications WHO WE ARE LOOKING FOR Based in or near Buffalo, NY, with the ability to travel to property sites 3-4 days per week and respond to off-hour emergencies as needed. Minimum 5 years of multifamily property management leadership, including 3 years of multi-site portfolio oversight. Strong knowledge of LIHTC Low-Income Housing Tax Credit and HUD Project-Based Section 8 (PBRA) programs is required. Affordable industry certifications (CPO, TCS, BOS) and experience with major rehabs and renovations are strongly preferred. Experience with Management and Occupancy Reviews (MORs), HUD REAC/NSpire inspections, and RealPage OneSite is a plus. Bachelor’s degree is a plus. Proven ability to lead teams, set and achieve goals, and deliver exceptional service to clients and residents. Financially proficient in reading operating statements and managing budgets.
