Summary
The Regional Property Supervisor reports to the Director of Property Management and is responsible for the oversight and management of a portfolio of assigned sites. This position oversees the day-today operations and ensures that teams are following the company’s policy and procedures. The Regional Property Supervisor will also attend community and funder meetings, ensuring strong working relationships with stakeholders including residents, city and county managers and company personnel/corporate team members. The Regional Property Supervisor ensures that sites are following all applicable compliance requirements and shares responsibility for maintaining the physical asset and budget performance.
Responsibilities
Perform weekly sites visits to engage with, develop, and manage teams, to ensure company policies and protocol are followed, and to ensure issues related to maintenance and repairs are brought to the attention of the appropriate team members.
• Hire and supervise site personnel, conduct annual performance evaluations, organize staff meetings and training, and develop/mentor site team members.
• Hold team members accountable for performance outlined in individual job descriptions and expressed job duties/expectations.
• Cultivate strong communication and working relationships with stakeholders such as residents, vendors, staff, city and county personnel.
• With the guidance of Regional Facilities Director and Director of Property Management, assist with soliciting vendor/contractor bids and manage the budget for all maintenance and capital improvement projects as well as promptly respond to and handle emergency maintenance situations in conjunction with maintenance team members.
• Monitor and make recommendations on budget performance for sites within assigned portfolio.
• Resolve resident relation issues promptly, and escalate issues to appropriate team members as needed
• Collaborate with other internal departments to ensure projects at the site are being completed, and performance is being monitored and relayed to appropriate team members.
• Maintain on call availability to receive property and staffing related emergencies.
• Assist leadership and various departments with special projects as needed.
• Attend trainings, meetings, and recurring calls as scheduled and be knowledgeable and prepared to present and report on all sites within assigned portfolio.
• Monitor accounts payable and invoice approvals and promptly process approvals as required.
• Oversee and assist with leasing activities and communicate performance concerns and resolutions to appropriate team members and departments.
• Meet with corporate team members, directors, city/county officials, vendors/contractors, etc on site as needed for tours and site inspections.
• Promptly reply to all requests for information related to assigned portfolio as received by company personnel as well as external stakeholders.
• Work in conjunction with site team members to ensure sites within assigned portfolio maintain optimal exterior and common area appearance and upkeep.
Qualifications
• Minimum of 5 years of property management experience, with at least 2 years of experience overseeing multiple sites with property/resident managers as direct reports.
• Valid Driver’s License with ability to travel weekly to sites within assigned portfolio.
• Excellent communication skills with the ability to effectively communicate status of performance verbally and in written communications.
• Ability to motivate, support, train, and mentor site teams.
• Great attention to detail, with the ability to meet and adhere to reporting and project management deadlines.
• Must be able to work independently within a corporate organizational structure.
• Ability to effectively collaborate with various corporate teams as well as work autonomously.
• Able to efficiently prioritize and handle multiple tasks and responsibilities on a daily basis.
Preferred
• Knowledge of affordable housing compliance, operations, and procedures.
• Working industry experience within the market/region of proposed portfolio assignment.
