Regional Service Manager

This position can be based out of Atlanta or Orlando, and will support six Atlanta area communities and three in the Orlando area. WHAT YOU’LL BE DOING Develop and maintain a robust and effective Preventive Maintenance program that ensures the proper care of our communities and its residents. Conduct bi-annual inspections of each community within assigned portfolio and complete a Facilities Inspection Report to help direct resources as needed. Complete routine site visits within your portfolio to ensure they meet our standards and are in impeccable shape. Assist in monitoring and managing expenses at each community in assigned portfolio. Provide guidance and options to onsite teams to better control spending. Effectively communicate concerns with expenses. Review, manage, and address KPIs at each community in assigned portfolio. Develop new reporting and analysis as needed. Ensure that service requests are completed in a timely manner. Routine requests should be completed within 48 hours. Insert self into situations where productivity is lapsing or falling short of expectations. Ensure make-ready process meets established expectations related to turn times and quality of ready apartments. Act as an expert in all things technical and maintenance related. Stay current on learning and be able to teach new skills to team members. Partner directly with our Regional Managers to make decisions regarding the on-site maintenance team Lead and manage the Yardi Maintenance Workflow system and ensure all team members understand and use the system daily Help onboard top talent on our maintenance team by supporting property and regional managers with interviews and the onboarding process for new hires Actively participate in yearly budgets by providing insightful feedback regarding performance and changing conditions both at the community and within the market. Optimize relationships and standardized purchasing opportunities by overseeing our portfolio maintenance procurement needs and searching for lowest possible total costs. Work with Procurement Team to establish best pricing for markets. Review all maintenance related contracts for services. Collaborate in due diligence and acquisition process by providing critical assessment of risks and needs. Communicate critical needs of each asset within assigned portfolio to Construction Service and Asset Management in a timely and effective manner including extraordinary spends that fall outside of budgeted parameters. Explore new approaches to better manage our maintenance performance through new technologies and modifications to existing procedures. COMPENSATION $100,000 - $130,000 / year plus an annual bonus Qualifications WHO WE ARE LOOKING FOR Experienced Maintenance Pro – You have at least 5 years general maintenance experience, with at least 4 years of direct leadership experience.
