Research Analyst, Real Estate (Site Location)
Job Description

The Real Estate Research Specialist/Analyst analyzes demographic, geographic, and competitive and store data to determine optimal store deployment in markets for our retail units.  The analyst will work with the Real Estate team and other Advance departments to develop market plans and site prioritizations.  These efforts require gaining knowledge of a series of markets, developing market plans, and then providing sales forecasts and cannibalization estimates for individual sites.

ESSENTIAL DUTIES AND RESPONSIBILITIES include the following. Other duties may be assigned.

Analyze prospective store locations for future deployment opportunities.Make recommendations to Senior Management as to the long term viability of new store locations.Use tools and techniques available to calculate accurate sales forecasts and sales cannibalization impacts.Analyze existing markets in order to identify in-fill opportunities.Assist with the ongoing development of research systems.

Strong analytical, organizational, and communication skills and attention to detail.Applied or retail geographic background/skills helpful for spatial analysis work.Strong mathematical aptitude with exposure to and familiarity with statistical applications.Flexibility and agility to work on multiple projects at the same time based on prioritization.Ability to collect, analyze and interpret datasets of varying degrees of complexity.Experience with geographic information systems (computer mapping) is recommended.Experience with Microsoft Office is required.Willingness to travel on occasion.

EDUCATION and/or EXPERIENCE               

Bachelor’s degree (Master’s degree a plus) and 1-3 years of research related experience; or equivalent combination of education and experience.
