Resident Manager
Responsibilities We are seeking a dedicated Resident Manager for a Low-Income Tax Credit (LIHTC) property in Queens. This role ensures smooth building operations, resident satisfaction, and compliance with all company policies, Fair Housing laws, and local regulations. The Resident Manager supervises maintenance staff, oversees building operations, and manages financial tasks related to property maintenance. Previous experience as a Maintenance Superintendent is highly desirable. Key Responsibilities: Staff Supervision: Lead, supervise, and train maintenance staff. Manage daily team operations, performance evaluations, and scheduling. Ensure staff compliance with Fair Housing regulations and company policies. Building Operations: Oversee all maintenance and repair tasks, ensuring timely completion of service requests. Perform hands-on maintenance work and inspections when necessary. Ensure units and common areas meet cleanliness, safety, and quality standards. Maintain and enhance building curb appeal, ensuring exterior grounds and common areas are clean, attractive, and well-maintained. Manage apartment turnovers, ensuring units are impeccably clean, mechanically sound, and freshly painted before new residents move in. Coordinate with vendors and contractors for third-party services. Maintain compliance with local housing codes and inspection requirements. Financial Management: Oversee vendor insurance documentation and invoice processing. Participate in preparing annual budgets and manage controllable expenses. Resident Services: Provide exceptional customer service and resolve resident concerns promptly. Apply company service standards to enhance resident satisfaction and loyalty. Compensation: $140,000 / Yearly + Discretionary Bonus Union Benefits 32BJ Qualifications 4+ years of supervisory experience in property management or maintenance. Previous experience as a Maintenance Superintendent is required. Experience managing union employees Strong leadership, organizational, and administrative skills. Ability to manage multiple tasks and prioritize effectively. Proficiency in Microsoft Office and property management software (Yardi experience is a plus). Additional Requirements: On-call responsibilities as per schedule. Must wear uniform and maintain professional appearance. Familiarity with LIHTC regulations and compliance is highly desirable.
