Residential Mortgage Closing Specialist
Job Purpose & Scope This position is responsible for ensuring the smooth and accurate closing of mortgage loans. This position involves preparing and reviewing all necessary documents, coordinating with various parties, overseeing the signing process, and managing post-closing activities to ensure compliance with regulatory and investor requirements. The Closing Specialist plays a critical role in finalizing the loan transaction, providing exceptional customer service, and ensuring a seamless transition to loan servicing. Essential Job Functions Prepare and review closing documents, including loan agreements, promissory notes, and closing disclosures. Ensure all documents comply with federal, state, and lender-specific regulations. Coordinate with title companies, escrow agents, attorneys, and other parties involved in the closing process. Verify that all conditions and stipulations of the loan approval have been met. Confirm the accuracy of loan details, including interest rates, loan amounts, and borrower information. Serve as the primary point of contact for borrowers during the closing process. Provide clear instructions and answer any questions related to the closing. Arrange for the disbursement of loan funds. Ensure all funding conditions are satisfied before releasing funds. Ensure that documents are signed, notarized, and witnessed as necessary. Complete the final loan package for delivery to the investor or lender. Ensure the package includes all required documents and is in compliance with investor guidelines. Conduct a thorough review of the closed loan file for accuracy and completeness. Identify and correct any discrepancies or missing documents. Provide any necessary information or documentation to facilitate loan servicing. Perform post-closing functions to facilitate loan sale such as MERS registration, confirmation of government insurance registration, and send notification of servicing transfer upon sale of loan. Maintains good punctuality and attendance to work. Follows Bank policy, procedures, and guidelines. Knowledge, Skills & Abilities Knowledge of federal regulations related to lending. Ability to prioritize work and manage time effectively. Ability to demonstrate attention to detail, accuracy, and thoroughness in work product. Ability to maintain focus and concentration in a fast-paced environment. Ability to work without close supervision. Ability to work well under pressure and with exacting deadlines. Ability to communicate effectively both verbally and in writing. Ability to demonstrate effective organization, project management, critical thinking, analytical, and problem-solving skills. Ability to work extended hours when needed. Skill in using computer and Microsoft Office, including Word, Excel, and Outlook. Basic Qualifications High school diploma or equivalent, bachelor’s degree, preferred. Minimum of 2 years of experience closing, shipping, and secondary residential market, required.
