Key Objectives: The main purpose of the Manager of Retail Services is: To be the primary liaison between the Retailers and AD Management, focusing primarily on communications, updates, emergency situations and any additional pertinent information throughout the center utilizing multiple forms of communications (AD Tenant hub, emails, in person visits, etc.). Primary AD representative for the implementation and compliance of Retailer lease obligations and compliance with company polices and procedures. This role will report into Operations but will work closely with Marketing. Primary Responsibilities: Marketing Retailer Correspondence for Marketing Events + Streamline the communication to retailers by reaching out for retailer participation on ongoing programs, special events, special offers needed. + Communication includes retailer app, email, and in-store visits to secure offers from retailers. + Respond to inquiries and provide additional information as needed. + Track on a sharable spreadsheet each promotion/event listing each tenant. + Strive for an 80% participation rate for marketing promotional participation. + Manage marketing inquiries and requests made via the AD Tenant Hub app: + Respond daily to any marketing questions or concerns by retailers posted on the AD Tenant Hub app. + Reaching out to retailers to secure prizes, special offers, etc. Keeping a spreadsheet to track communication and participation that can be turned over to marketing when complete. Employee Discount Program + Create a program that is engaging and fun for all employees that work at AD (Retailers, restaurants, services, attractions) + Reach out to retailers/restaurants/services/attractions and compile a robust list of discounts offered. Redistribute the updated list via tenant app and in-store memo. + Feature weekly deals/discounts via the AD Tenant Hub app. Operations + Develop and maintain positive relations with retailers, contractors, local community and groups or association. + Analyze processes and procedures to ensure optimum efficiency levels. + Be knowledgeable of provisions in the standard leases and maintain a working knowledge of retailer rules and regulations. + Schedule and communicate quarterly Retailer meetings, providing the agenda, securing speakers, provide food and beverage provisions. + Communicate updates, emergency situations and any additional pertinent information throughout the center utilizing multiple forms of communications (Tenant hub, emails, in person visits, etc.). + Communicate any closures, delayed opening or other activities that impact the scheduled hours of the center. P rocesses Open/Closed/Tenant Interruptions Notices + Assist in implementation and compliance of Retailer lease obligations. + On boarding staff of new opening tenants + Responds to Retailer requests and communicates these to relevant team members for follow ‐ up, + Assist in updating Retailer Manuals. + Prepare and distribute tenant memos and notifications in coordination with Security, Construction, Tenant Coordination and Operations. + Track Retailer violations. + Manage the USPS Mail Room, responsible to assign and give tenants keys. + Manage AD Gift Card. + Manage On-Point, Tappit, Dream Pay. + Manage AD Tenant Hub App. + Other duties as assigned. This position requires flexible availability (weekends required). Please note: Subject to change to meet the demands of the business. Qualifications: + BA/BS with 5 years of relevant experience + 2+ years of management level responsibility + Experienced in tenant software, leveraging engagement apps to engage our building community and will go beyond tenant expectations. + 2-5 years of work experience in commercial real estate industry + Ability to communicate with tenants effectively and concisely in a timely manner across multiple platforms. + Customer service skills and the ability to develop and maintain effective relationships; dedicated to meeting the expectations and requirements of internal and external customers, specifically through listening and responding to concerns. + Create a positive atmosphere in which to work. + Solid analytical and critical thinking skills and strong attention to detail is a must Physical Job Requirements: + Sit frequently – 50% + Perform repetitive motion, as with a keyboard or circling the ERC, – frequently, 60% + Stand/move about – periodically, 50% + Kneel/bend – periodically, 10% + Reach at or above shoulder level – periodically, 10% + Reach at or below shoulder level – periodically, 10% + Stoop/squat – periodically, 10% + Lift up to 15lbs. – periodically, 10% American Dream is an equal-opportunity employer and is committed to providing a workplace free from harassment or discrimination.
