The Property Manager oversees all responsibilities with respect to the property management function, including coordinating tenant
leasing activities, ensuring all tenants are served to our standard, and carrying out day-today management and operational functions
on assigned properties.
JOB DUTIES & ESSENTIAL FUNCTIONS:
Ensure all tenants are served to the RKR standard
Coordinating with brokers on local leasing activities
Responsible for oversight of multi-tenant properties and associated staff
Respond timely and courteously to problems and requests of tenants
Prepare work orders for maintenance staff and vendors
Ensure tenants’ needs are met accordingly through follow up and customer service
Work with external vendors to ensure inspections and security of properties is up to standard
Work with external vendors to ensure tenants are complying with agreed upkeep of properties and lease agreements
Ensure proper maintenance of lease and property files and ensure such files are updated as required
Maintain all necessary tenant correspondence, file, and records
Administer tenant occupancy and provide new tenant with introductory letters with regards to maintenance requests, rent collection procedures, insurance requirements, and emergency contacts
Develop proficiency in relevant software for most effective property management
Responsible for establishing and updating property operational manual, maintenance procedures and policies, and property management plan
Organize tenant move-in and eviction when necessary
Responsible for managing company vacancy rate in the most efficient and profitable way
Ensure CAM reconciliations are caught up and completed timely
MINIMUM QUALIFICATIONS:
Bachelor’s degree preferred
Business degree, business experience, or experience as a real estate agent or property manager preferred
Ability to interact with the team in a fast-paced environment, remaining flexible, proactive, resourceful, and efficient
Strong work ethic, highly organized, results-driven, with great verbal and written communication skills
Have a constant improvement mindset and expect a high level of excellence
Proficient computer skills, including the use of Microsoft Office Suite, PM Software, and Scheduling software.
PHYSICAL REQUIREMENTS
Good visual acuity and ability to communicate effectively.
Ability to lift, push, and/or pull a minimum of 30 pounds and
Ability to stand and/or walk for long periods of time.
