This position provides direct sales support for Ebenezer new development cooperative (NDC) communities. Primary responsibility is to conduct and finalize direct sales for Estoria
Cooperative development projects, as well as to build community relations amongst members and develop/refine community outreach plans and public relations.

Responsibilities/Job DescriptionConduct and finalize direct sales for New Development Cooperative (NCD) communities:
Sets and exceeds sales goals with respect to team initiatives and HUD financing guidelines. Manages the sales process from start of the reservation process to subscription conversion and closing/move-in per designated cooperative project. Provide back-up sales support for NCD communities as needed. Enter sales data into customer management system (CRM) and keep communications up to date. Assist with preparing sales reports through the CRM (as needed). Learn and understand the cooperative sales cycle/timeline and update prospects status in CRM ongoing for weekly, monthly, bi-annual, and annual reports. Understand the senior housing cooperative concept and development process. Understand cooperative projects floor plans and levels, amenities and features, architectural specifications, and interior selection process. Incorporate the Estoria Cooperative branding, marketing plan, style guide and voice tone in all types of communication. Working knowledge of the cooperatives organizational structure, legal documents and the subscription purchase process/legal forms. Ensures HUD/Fair Housing compliance. Proficient understanding of project specific market study, competitive analysis, and competition within the cooperative industry. Participate in and present at on-going informational meetings and members meetings. Provide excellent communication skills and customer service to prospective member-residents and family members. Respond to inquiries and requests for information in a timely manner, with goal of 24-48 hours as appropriate response time. Collaborate with Cooperative Sales & Marketing Director to coordinate/develop on-going sales processes or strategies. Assist with evaluating sales results on quarterly basis to re-evaluate strategies for on-going marketing plan. Works collaboratively with development team on various aspects of project execution. Liaison Relationships: Development Team, Architectural Team, General Contractor, and Lender.
Plans and organizes meetings/functions to assist with Community Development and Member Relations:
Assist with planning and coordinating on going members meetings per marketing plan. Assist with creative strategy for member relations and building community. Handle member concerns and questions by collaborating with Cooperative Sales/Marketing Director and development team to resolve issues and communicate in a timely manner.
Conducts Community Outreach and Public Relations:
Develop and refine community outreach and public relations, and social media plans. Awareness of marketing opportunities to promote NCD community: networking events, speaking opportunities and other community special events that will reach prospects within the target market. Coordinate and participate in community, networking, and other special events to attract prospects and referrals. Participate in on-going informational and member meetings.
Other duties as request:
Ability to be flexible and take on additional responsibilities as requested. Assist team with administrative tasks on an as needed basis. QualificationsRequired:
