Job Summary: We are seeking a highly motivated and detail-oriented Real Estate Portfolio Optimization Associate to join our NYCAG team. In this role, you will collaborate closely with clients to develop and implement strategic plans that maximize occupancy, reduce overall footprint, and generate significant cost savings. Your expertise in portfolio management, strong analytical skills, and understanding of real estate financial concepts will be instrumental in delivering impactful solutions and driving client success.
Key Responsibilities:
• Lead portfolio optimization studies, conduct capacity planning, and provide investment recommendations to clients, ensuring alignment with industry benchmarks and established targets.
• Design and manage functional dashboards and metrics, analyzing corporate real estate data to identify trends and opportunities for process improvements and savings initiatives.
• Execute special projects and ad-hoc analytics, such as business case justifications, implementation timelines, and workforce planning initiatives in collaboration with Human Resources or other departments.
• Serve as a data steward and go-to person for Corporate Real Estate data and analytics, providing accurate and validated information while addressing client queries effectively.
• Collaborate with cross-functional teams, including consultants and stakeholders, to integrate disparate data sources and translate insights into actionable recommendations and high-impact presentations.
• Stay up-to-date with industry trends and best practices, continuously expanding knowledge and learning new tools, software, and techniques.
• Thrive in a demanding environment, demonstrating autonomous drive, effective multitasking, and prioritization skills to ensure project deadlines are met.
• Utilize your strong grasp of real estate strategy, lease transactions, and financial concepts to support clients with cash flow analysis, GAAP accounting rules, and lease negotiations.
Qualifications:
• Bachelor's or Master's degree in a related field.
• 0-3 years of work experience in a professional corporate environment.
• Solid understanding of real estate financial concepts, including cash flow analysis and GAAP accounting rules for rent, operating expenses, and capital.
• Highly proficient in MS Office suite (Excel, PowerPoint, Word) and familiarity with various analytical software and reporting packages (e.g., Power BI, Tableau).
• Ability to integrate and analyze disparate data sources, translating data into actionable insights for decision-making.
• Strong communication and presentation skills, with the ability to effectively convey complex information to diverse stakeholders.
• Continuous learner with intellectual curiosity, motivated to stay updated with industry developments and emerging trends.
• Experience in location strategy and site selection analytics is a plus.

Estimated total compensation ran for this position is:

80,000.00 – 90,000.00 USD per year

The pay range listed is a total compensation range including bonus, if applicable. The provided range is an estimate and not guaranteed. An employment offer is based on applicant’s education, experience, skills, abilities, geographic location, internal equity and alignment with market data.
